Can foreigners buy freehold property in Dubai?
Yes, in the areas the government has designated for foreign ownership. The Dubai Land Department issues the title deed directly in your name, no local partner or residency visa required.

Yes. In the areas of Dubai designated for foreign ownership, a non-UAE national can hold a property in full freehold, with the title deed issued by the Dubai Land Department directly in their own name. You do not need a UAE residency visa to buy, you do not need a local sponsor or partner, and you do not need to be a resident of the country at all. A buyer in Dakar, Lagos, Paris or Toronto holds exactly the same freehold title as a UAE national would, within those designated zones.
What "designated area" actually means
Dubai's freehold system does not apply everywhere in the city. It applies to specific zones the government has opened to foreign ownership, and every project Orven presents sits inside one of those zones. This is not a detail you need to research yourself: it is the first thing your adviser confirms before showing you a project, because a title deed issued outside a designated area for a foreign buyer would not be valid.
Dubai Islands is a clear example. Coastal Haven and Luxury Canal Residences both sit within this designated freehold zone, and a buyer from outside the UAE can hold either one in full ownership, registered with the DLD under their own name, exactly like Dubai Maritime City, home to Hilton Residences, or Meydan Horizon, home to Sanctuary Residences. Each of these areas is open to foreign freehold buyers, which is why they appear in our selection.

What the title actually gives you
A freehold title in Dubai is full ownership of the unit, not a long-term lease. It can be held in your own name as an individual, or through a company, and it can be sold, passed on, or used as security, subject to the usual rules that apply to any property owner. There is no personal tax on rental income or on capital gains for individuals in the UAE; the tax rules of your own country of residence may still apply to you there, and that is worth checking with an adviser in your home country before you buy, not after.
Ownership at this level also opens one further door: a property investment of at least AED 2 million gives the right to apply for the UAE's Golden Visa, subject to the conditions set by the authorities. That threshold applies to your total qualifying investment, and your adviser can tell you where a specific unit stands against it.
What an Orven adviser checks
Before we show you a unit, we confirm it sits in a designated freehold area open to foreign ownership, that the project itself is registered with the Dubai Land Department, and that the brokerage handling your file, ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). This is the groundwork that should happen before you see a floor plan, not after you have already fallen for one.
