Why a Harare investor looks at Dubai

Harare's business community, which has lived through more than one currency transition at home, has built a strong habit of holding part of its savings outside Zimbabwe, and Dubai has become one of the most visited destinations for that purpose, alongside South Africa. Individuals pay no local tax on rental income or capital gains in the UAE, and every off-plan payment sits in an escrow account controlled by the Dubai Land Department, released only against verified construction progress.

A reservation at Golf Residences by Prestige One, in Dubai Sports City, opens at 20% of the price, with 20% during construction and 60% at handover. The process runs remotely, in English, with the reservation and sale agreement signed online.

Six steps from Zimbabwe to the title deed

  1. Set the total budget. Unit price, the 4% DLD registration fee, developer administrative charges and Oqood registration, priced in dirhams by your Orven adviser.
  2. Choose the project. A larger, golf-course-facing home suits a family wanting space; a skyline-facing address suits a buyer prioritising rental appeal.
  3. Reserve electronically. The reservation form and sale agreement are signed online with a copy of your Zimbabwean passport.
  4. Transfer the deposit. The payment leaves your Harare bank, or an account held abroad, and lands in the project's escrow account at a UAE bank.
  5. Register on Oqood. The Dubai Land Department records your unit against the developer's title.
  6. Track construction. The DLD's Project Status Enquiry service shows verified progress until the title deed is issued in your name.

Sending the transfer from Zimbabwe

CBZ Bank, Stanbic Bank Zimbabwe and Standard Chartered Zimbabwe all process outbound international transfers, and many Zimbabwean buyers prefer to fund a purchase of this size from a US dollar account held locally or abroad, where one is available, which simplifies the payment into dirhams. Confirm with your bank in advance which documents and Reserve Bank of Zimbabwe requirements apply to your transfer, particularly for a first payment to a new beneficiary.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). What Zimbabwe expects on income or assets held abroad is a question for a tax adviser in Harare, since it depends on your personal tax residence. Zimbabwe sits two hours behind Dubai, a gap narrow enough that a mid-afternoon call still fits inside the Dubai working day.

What happens once you reserve

Once your deposit clears in the project's escrow account, the Dubai Land Department records the unit against the developer's title through Oqood, and your adviser takes over the rest of the schedule: a reminder ahead of each instalment, construction progress checked against the DLD's public registry, and a direct WhatsApp line for anything specific to your file. Nothing about the process requires a trip to Dubai, though a visit can be arranged at any point before handover.

A Harare-based buyer who has moved funds across currencies before sometimes asks whether the escrow account changes that experience. It does: once a transfer clears into the project's account, it stays there under Dubai Land Department oversight, released only against verified construction progress rather than at the developer's discretion.

FAQ

Do I need to visit Dubai before reserving from Zimbabwe? No. The reservation, sale agreement and escrow payment can all be completed remotely, with a copy of your passport and an electronic signature.

Can I fund the purchase from a US dollar account? Yes, where you hold one; many Zimbabwean buyers find this the simplest route, and your bank confirms the documentation needed for the transfer.

Does the purchase support a Golden Visa application? A property worth AED 2 million or more, alone or combined with other units, can support an application under conditions set by the authorities.

Can a Zimbabwean buyer get financing from a UAE bank? Some non-residents qualify, subject to the lender's approval and a valuation of the unit.

Why is 60% of the price due at handover on this plan? The schedule is set by the developer to match its own construction funding; your adviser confirms the exact dates in the sale agreement before you reserve.
