Buying property in Dubai from Lagos: the remote path, step by step

How an investor based in Victoria Island, Ikoyi or Lekki reserves an off-plan apartment in Dubai from Lagos, wires the first payment to escrow and tracks construction to handover, with Hilton Residences and Coastal Haven as examples.

Why Lagos investors keep looking at Dubai

Victoria Island and Ikoyi already trade in real estate the way Lagos trades in everything else: fast, and with a premium on trust. A growing number of that same crowd, bankers on Adeola Odeku, importers with warehouses past Apapa, oil and gas executives who fly out of Murtala Muhammed several times a month, now hold a second address in Dubai as well as one in Lekki. The reasons are practical rather than exotic. The dirham tracks the US dollar, so a Lagos investor already thinking in dollars does not add a new currency to manage. Individuals pay no tax on rental income or capital gains in the UAE. And a large, visible Nigerian community already lives and trades in Dubai, from Deira's textile market to the free zones, so the city is not unfamiliar ground.

The entry point matters too. A reservation at Hilton Residences by Prestige One in Dubai Maritime City opens with 20% of the price, the balance following construction. Nothing about the process requires a trip: contracts are in English, and an Orven adviser can walk a Lagos-based buyer through the whole file on WhatsApp.

The path from Lagos to handover

  1. Define the budget. Unit price, the 4% Dubai Land Department registration fee, developer administrative charges and Oqood registration for an off-plan unit. Your adviser prices all of it in dirhams.
  2. Pick the project. A branded residence near Dubai Maritime City suits a buyer thinking about corporate tenants; a beachfront unit on Dubai Islands suits a family that wants a holiday base first and a rental later.
  3. Reserve remotely. The reservation form and sale agreement are signed electronically from Lagos, with a copy of your Nigerian passport.
  4. Send the first payment to escrow. The transfer leaves your Lagos bank, or an account you hold abroad, and lands in the project's escrow account, held at a UAE bank and released to the developer only against verified construction progress, under DLD control.
  5. Register on Oqood. The Dubai Land Department records your interest in the off-plan unit against the developer's title.
  6. Track the build. The DLD's Project Status Enquiry service shows what has actually been completed, instalment by instalment, until the title deed is issued in your name at handover.

Sending the money from Lagos

Zenith Bank, GTBank, Access Bank, UBA and Stanbic IBTC all process outbound international transfers, and many buyers we work with pay from a domiciliary account rather than a naira account, which simplifies the conversion into dirhams. Others transfer from an account held in the UK or the US. Either route works; your bank tells you which forms and which supporting documents it needs, particularly for a first payment to a new beneficiary, and how the applicable foreign exchange framework treats your transfer. Have ready: your passport, proof of address, the signed sale agreement with the escrow account details, and a simple explanation of where the funds come from. Call your relationship manager before the transfer goes out rather than after; it shortens the file considerably.

Orven charges the buyer no commission on a purchase: our fee comes from the developer. Brokerage on every transaction runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA), which handles the paperwork alongside your adviser.

On tax, the UAE asks nothing of an individual owner on rent or resale gains. What Nigeria asks of income earned abroad depends on your residence status and the current rules for foreign-source income; a tax adviser in Lagos or Abuja should confirm how a Dubai rental fits your filings before you commit funds. Lagos runs one hour behind Dubai, so a morning call from Victoria Island lands mid-afternoon Gulf time, an easy overlap for a video call with your adviser or the developer's sales office.

Two projects that fit a Lagos profile

For a buyer who wants a branded address with a recognisable name for corporate tenants and short-stay guests, Hilton Residences in Dubai Maritime City pairs one- to three-bedroom residences and penthouses with an infinity pool, a wellness deck and a city-view work area, 15 minutes from Downtown Dubai and 15 minutes from the airport. Reservation is 20%, then 40% during construction and 40% at handover.

For a buyer thinking family holiday home first, Coastal Haven on Dubai Islands offers one- to three-bedroom residences and penthouses around an infinity pool, wellness and spa facilities and outdoor cinema, with the same 20% reservation and 80% due at handover. Both sit within a similar radius of the airport and Downtown Dubai, so the choice comes down to tenant profile rather than location.

If you already know Nigeria's own investment landscape well and want the full country picture before narrowing to a city, our guide to buying property in Dubai from Nigeria covers the same ground with a wider lens.

Send your budget and your goal, rental income, a family base, or a Golden Visa application, to WhatsApp +971 52 776 1939 or sales@orvenproperties.com. An adviser replies with two or three available units and their real payment schedule, not a brochure figure.

FAQ

Do I need to travel to Dubai to complete the purchase from Lagos? No. Reservation, the sale agreement and Oqood registration are all handled remotely with your passport and electronic signature. Many Orven clients from Lagos have never visited the unit they bought.

Can I pay from a domiciliary account instead of naira? Yes, and most Lagos-based buyers do. Your bank confirms the documents it needs for an international transfer and how it treats the source of funds.

Does buying in Dubai open a path to a UAE visa? A property purchase of AED 2 million or more, alone or combined with other units, can support a Golden Visa application, under conditions set by the UAE authorities. Ask your adviser to check your case.

Is the 20% reservation payment refundable if I change my mind? Cancellation terms follow the developer's sale agreement and Dubai's off-plan rules. Ask for the written terms before you pay anything, not after.

Can a UAE bank finance part of the purchase for a Nigerian buyer? Some non-residents qualify for financing, subject to the lender's approval and a valuation of the unit. Your adviser can introduce you if your profile fits.
