One developer, seven projects, one recurring question

A Lagos-based business owner moving part of a portfolio out of naira, a diaspora Nigerian in London or Houston buying a base for family visits, a professional in Abuja who wants a managed asset rather than a second job as a landlord: the question all three eventually ask is which Prestige One project to look at first, out of the seven in the Orven selection. This guide answers it, and lists all seven so you can compare beyond the one we recommend.

Why Hilton Residences is the entry point for most Nigerian buyers

Hilton Residences, at Dubai Maritime City, is a freehold residence operated under the Hilton brand, delivered furnished according to information published by the developer. The published payment plan is 20% at reservation, 40% during construction and 40% at handover, a schedule that spreads the financial effort into three visible stages rather than concentrating it into one large sum at the end, as with a 20/80 plan. The district sits 15 minutes from Downtown Dubai and 15 minutes from the airport. No rental yield is published: treat any figure quoted elsewhere as an illustration, not a developer commitment.

Our Hilton Residences payment plan guide and our Dubai Maritime City district guide go deeper into both points.

If your priorities differ

A buyer who prefers a simpler two-instalment plan will find it at Coastal Haven, confirmed at 20/80 on Dubai Islands. A family set on a larger two or three-bedroom home only will compare Golf Residences, at Dubai Sports City, with its 20/20/60 schedule that pushes most of the payment toward handover. FAUCHON Résidences mirrors Hilton's 20/40/40 in a different district, Jumeirah Garden City, near DIFC. The Waterway is currently the only Prestige One project in the selection without a published payment schedule.

Reserving from Nigeria without travelling

  1. Send your budget and preferred unit type on WhatsApp to +971 52 776 1939 or to sales@orvenproperties.com.
  2. Your Orven adviser replies with currently available units at Hilton Residences and the exact schedule for the active sales phase.
  3. The reservation form and sale agreement are signed electronically, with a copy of your passport.
  4. The 20% reservation payment is wired to the project's escrow account, held at a UAE bank under Dubai Land Department control.
  5. Oqood registration is completed, and construction is tracked remotely through the DLD's Project Status Enquiry service.

Nigerian banks apply their own compliance checks on an international wire of this size, and CBN rules on outward transfers apply to your own transaction. Speak to your bank before the wire about what documentation it needs for a real estate payment abroad, rather than after a hold appears.

What to confirm with your own adviser

  • Nigerian tax treatment of rental income earned abroad and of any future resale gain: the UAE applies no personal tax on either, but your own tax position is worth confirming with a Nigerian adviser.
  • Bank financing for the handover instalment, if you plan to use it: available to some non-residents, always subject to the lender's approval.
  • The exact cancellation terms and final payment schedule written into your sale agreement, which override any earlier estimate.

Before you commit

Our guide to investing in Dubai from Nigeria covers the full process for a Lagos or Abuja-based buyer. The five questions to ask before signing in Dubai is worth reading before any reservation.

Send your budget on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser replies with the Hilton Residences units currently available, their price of the day and the exact payment schedule.

FAQ

Why does Orven recommend Hilton Residences first for a Nigerian buyer? The brand is already recognised, furnishing is included at handover according to the developer, and the 20/40/40 plan is published and easy to budget for. That does not make the other six Prestige One projects less suitable for a different budget.

Is the 20% booking payment published across all seven Prestige One projects? It is published for six of the seven. For The Waterway by Prestige One, the full schedule remains on request from your adviser.

Will Nigerian rules on foreign transfers affect my payment? Your bank applies its own compliance checks and CBN-related rules to outward international transfers. Confirm the required documentation with your bank before reserving.

Do I need to travel to Dubai to reserve at Hilton Residences? No. Reservation, electronic signature and the first wire transfer are all completed remotely from Nigeria.

Is rental income from a Prestige One unit taxed in the UAE? Not at the individual level. Nigerian tax on income earned abroad may still apply: confirm with your own tax adviser.
