Buying property in Dubai from Kenya: steps, transfers and fees, from Nairobi

The full journey of an investor based in Nairobi buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from a Kenyan bank, DLD fees, Kenyan tax to check with an adviser, and the Golden Visa, with Coastal Haven on Dubai Islands as the worked example.

Why Dubai makes sense for an investor in Nairobi

A company director in Westlands, a consultant in Kilimani or a family that already owns a home in Karen, Lavington or Runda usually holds most of its wealth in Kenyan shillings and in Kenyan property. Dubai gives that portfolio a second leg. The asset is priced in UAE dirhams, a currency pegged to the US dollar. Individuals pay no tax in the UAE on rental income or on capital gains. And the off-plan market is supervised by the Dubai Land Department, which requires every payment to pass through an escrow account and publishes construction progress.

The second reason is the route itself. Nairobi and Dubai are linked by direct flights, and many Kenyans already know the city through trade, conferences or family holidays. Visiting the site is possible, yet nothing in the process depends on it.

The third reason is the entry ticket. Some projects can be reserved with a 20% first payment, which lets an investor commit today and organise the balance over the construction period rather than raising the full amount at once.

Five steps, all completed from Nairobi

  1. Set the total budget. Unit price, 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a detailed estimate in UAE dirhams for the unit you are considering.
  2. Choose the project. Dubai Islands, Dubai Maritime City or Jumeirah Garden City each attract a different tenant. Coastal Haven by Prestige One on Dubai Islands is reserved with 20%, and the balance falls due at handover.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Kenyan passport is enough; no UAE residency is required.
  4. Wire the first payment. It leaves your bank in Nairobi, or an account you hold abroad, and lands in the project's escrow account, opened at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a Kenyan bank

KCB, Equity Bank, Co-operative Bank, NCBA, Stanbic Bank Kenya, Standard Chartered Kenya, Absa Bank Kenya and I&M Bank all process international transfers for their customers. Some clients pay from a US dollar account held in Kenya; others from an account in the United Kingdom or the United States. The steps on the Dubai side are the same in every case.

Outbound transfers from Kenya are handled by your bank under the foreign exchange framework in force and under its own compliance rules. Orven does not stand in for your bank here: the bank tells you which documents it needs and how it treats a payment made by an individual or through a company. As a rule, prepare:

  • an identity document and proof of address;
  • the signed sale agreement with the developer, including the escrow account details;
  • proof of the origin of funds (savings, business income, sale of an asset), which the receiving UAE bank also asks for.

Two practical tips. Book a conversation with your relationship manager before you initiate the first payment, so that the file is ready when the transfer leaves. And keep the SWIFT confirmation: the developer uses it to match the payment to your unit.

The transfer arrives in UAE dirhams. Your bank performs the conversion from shillings or from a foreign currency account and tells you what is possible in your situation.

Tax on the Kenyan side

In the UAE, an individual pays no tax on rental income or capital gains. On the Kenyan side, the treatment of income earned abroad depends on your tax residence and on the rules the Kenya Revenue Authority applies to foreign-source income. Those rules apply case by case, and they may differ for a Kenyan resident and for a Kenyan working in the Gulf or in Europe. Have your situation checked by a tax adviser in Nairobi before you reserve, including the question of how rental income received in Dubai is reported at home. Orven supports the transaction, not your tax filing.

A worked example: Coastal Haven on Dubai Islands

Prestige One is developing Coastal Haven on Dubai Islands, 16 minutes from Dubai International Airport, 20 minutes from the Museum of the Future and 25 minutes from Downtown Dubai. The project offers one- to three-bedroom residences and penthouses, with an infinity pool, wellness and spa facilities, a fitness centre, an outdoor cinema, sports courts and children's play spaces. The payment plan is 20% at reservation and 80% at handover, with bank financing possible for the final share, subject to the lender's approval. Starting price and handover date are provided on request.

For an investor in Nairobi, the interest of this plan is concrete: no instalments between reservation and handover. You commit 20% now and prepare the balance while the building goes up, from business income, from savings or, for eligible buyers, from a UAE bank loan. Rents will be set by the market at handover; any projected return is an illustration, not a promise. The Coastal Haven page lists unit types and amenities, and our guide to the 20/80 plan goes through the schedule in detail.

If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

FAQ

Do I need a UAE visa to buy from Kenya? No. A valid Kenyan passport is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.

Can I pay in Kenyan shillings? The transfer leaves your account and arrives in UAE dirhams in the escrow account. Your bank converts the amount under the rules in force and tells you what is possible from a shilling account or a foreign currency account.

I work in the Gulf. Can I pay from my account there? Yes. Kenyan clients based in the UAE, Qatar or Saudi Arabia often pay from their local account. Reservation, signature and registration do not change.

What happens if construction is delayed? Off-plan payments sit in a DLD-controlled escrow account and are released against actual progress. The contract states the planned handover date and the remedies; read it before paying.

Can the 80% at handover be financed? For Coastal Haven, bank financing is possible for eligible buyers, including some non-residents, subject to the lender's approval and valuation.
