Everything at Bay Estate can be done without a trip to Dubai

Bay Estate is Nakheel's villa and townhouse community on Dubai Islands, split into three districts: Cala on the waterfront, Verda around the parks, and Agora around the shared clubs, with the first release launched in Verda. Orven's clients reserve, sign and pay for units here from outside the UAE routinely; nothing in the process legally requires your physical presence, though you are welcome to visit before or after signing if you prefer.

Nakheel is the developer of Palm Jumeirah, Palm Jebel Ali and Dubai Islands itself, so Bay Estate sits inside a masterplan the same company controls end to end.

Step 1: Choosing a unit and confirming the price

Bay Estate's published average prices range from AED 5.9 million for a 3-bed townhouse to AED 10 million for a garden villa, with land plots at AED 18 million (beachfront) and AED 20 million (beach). These are averages, not starting prices: every plot has its own price. Send your budget, preferred typology and district to Orven, and your advisor confirms the exact price and availability of matching units from Nakheel's current release.

Step 2: KYC and source of funds

Before a reservation is confirmed, you provide identity documents (passport copy) and, depending on the payment method, evidence of the source of funds your bank or Orven requests. This is standard practice across Dubai's off-plan market, not specific to Bay Estate, and your advisor tells you exactly what your bank will ask for before you initiate a transfer. Our guide on source of funds and KYC for Dubai property sets out what is typically required.

Step 3: The reservation form and sale contract

You sign the reservation form and the sale and purchase agreement electronically, alongside your passport copy. If you cannot review and sign the paperwork yourself for any period, a power of attorney lets someone else act on your behalf for specific steps; see our guide on power of attorney for a remote property purchase in Dubai for how that is structured.

Step 4: The booking payment and the escrow account

Villas and townhouses at Bay Estate follow a published schedule close to 20/40/40: 20% at booking in October 2026, five instalments of 5% to 10% through 2027 to 2029, and 40% at an estimated handover in January 2031. Land plots follow a separate schedule, fully paid before the end of 2029. Every instalment you pay goes into an escrow account controlled by the Dubai Land Department, never directly to Nakheel, and you can check construction progress at any time through the DLD's Project Status Enquiry service. Our guide on whether you need to open the escrow account yourself explains that mechanism, and is my money safe in escrow covers the protections behind it.

Step 5: Oqood registration

Off-plan purchases like Bay Estate are registered through the DLD's Oqood system, at a fixed fee confirmed in your sale contract, on top of the standard 4% DLD registration fee that applies to property transactions in Dubai. Registration is handled through the transaction, not something you need to arrange separately.

Step 6: The calendar of instalments to handover

From the October 2026 booking payment through to the estimated January 2031 handover, you follow a fixed calendar of eight instalments for a villa or townhouse (or seven for a land plot, spread differently). Orven sends a reminder ahead of each due date, and confirms the transfer details against Nakheel's own documents each time, since instalment instructions should always be verified rather than assumed from a previous payment.

What Orven handles for a remote buyer

  • Confirms the current release, exact unit price and payment schedule directly against Nakheel's documents.
  • Sends and explains each document before you sign, in your own language.
  • Tracks each instalment due date and confirms transfer details ahead of time.
  • Follows construction progress with you through the DLD's Project Status Enquiry service.

Orven charges the buyer nothing; brokerage is remunerated by the developer. Our brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA).
