Bay Estate Beach Plot vs Waterfront Plot: What Actually Differs

Two land plots, one community

Bay Estate sells two self-build land products on Dubai Islands: a beach plot and a waterfront plot. Both sit within Nakheel's masterplan for the community, both follow the same payment schedule, and both publish the same buildable area. The difference between them comes down to position and average price, and this guide sets out exactly what Nakheel's price grid, shared with Orven on 27 September 2026, publishes on each.

The numbers side by side

Beach plotWaterfront plot
Average priceAED 20 millionAED 18 million
Plot size8,100 sq ft8,000 sq ft
GFA (buildable area)7,800 sq ft7,800 sq ft

The two plots are close in size, roughly 100 sq ft apart, and share an identical published GFA of 7,800 sq ft. In practical terms, this means the maximum floor area you can build is the same on either plot; the gap of around AED 2 million on average reflects the plot's position rather than a larger buildable footprint. As with every lot at Bay Estate, these are average prices, not starting prices: each individual plot is priced on its own terms, and your advisor confirms the exact figure for a specific lot before you reserve.

Same schedule, same milestones

Both plots follow Bay Estate's land payment schedule, separate from the villa and townhouse plan on the same site. The full price is spread across seven instalments, all due before the end of 2029:

  • Reservation, October 2026: 20%
  • March 2027: 15%
  • September 2027: 13%
  • March 2028: 13%
  • September 2028: 13%
  • March 2029: 13%
  • September 2029: 13%

There is no difference in schedule between the beach and waterfront plots; the AED 2 million gap in average price is spread proportionally across the same seven instalments. Our Bay Estate payment plan guide sets this schedule out alongside the villa and townhouse 20/40/40 plan for comparison.

What isn't published, and what comes next

Nakheel's published materials cover plot size, GFA and price; they do not cover construction regulations, building permits or construction costs for either plot. These are confirmed by your advisor and the relevant Dubai authorities once you hold the land and move into the design phase, not estimated in advance. Our guide on Dubai property purchase costs covers the registration fees that apply regardless of which plot you choose.

Choosing between the two

A buyer set on the closest possible proximity to the sand and Bay Estate's beach and beach club amenities looks at the beach plot first, accepting the higher average price for that position. A buyer comparing the identical buildable area and a lower entry point often prefers the waterfront plot, still on the water but at an average AED 2 million less. Neither choice changes what you can build: the GFA is the same, so the decision comes down to position and budget rather than construction potential. Who typically chooses a land plot over a built home

A land plot suits a buyer who wants control over design and construction timing rather than a fixed layout picked from a brochure, and who is comfortable managing a build phase after taking ownership of the land. This is a different profile from a buyer choosing one of Bay Estate's five built typologies, which come with a fixed floor plan and a published handover date. Both plots sit within the same masterplan, so a self-build owner still has access to the community's shared amenities once built: the two lagoons, beach club, marina and promenade, and the club-houses described in Nakheel's brochure. A private pool is not part of either plot's GFA calculation; like the built typologies at Bay Estate, it is arranged separately if you want one.

Both plots clear the Golden Visa threshold

A property investment of at least AED 2 million in the UAE opens the door to applying for a Golden Visa, a long-term residence visa, under conditions confirmed with the relevant authorities. Both the AED 20 million beach plot and the AED 18 million waterfront plot clear this threshold several times over on their average price alone. This is a starting point on price, not a guarantee of eligibility: the programme's other conditions, and how an off-plan land purchase is treated, are set by the authorities and confirmed case by case. Our guide on the Golden Visa's AED 2 million property threshold covers the general rules that apply across Dubai property investments.

FAQ

Is the beach plot always more expensive than the waterfront plot? On Nakheel's published price grid, yes: the beach plot averages AED 20 million against AED 18 million for the waterfront plot. Both are averages, and the exact price of a specific lot can vary.

Do the two plots allow different construction sizes? No. Both publish the same GFA of 7,800 sq ft, so the maximum buildable floor area is identical regardless of which plot you choose.

Do the two plots follow different payment schedules? No. Both follow the same seven-instalment land schedule, reaching 100% before the end of 2029, separate from the villa and townhouse 20/40/40 plan.

What determines the final price of my specific plot? Orientation, exact position within the district and remaining inventory. Ask your Orven advisor for the current price list before reserving.

Are permits and construction costs included in the plot price? No. Building regulations, permits and construction costs are not part of the published price grid and are confirmed by your advisor and the relevant authorities once you own the plot.
