Binghatti is the developer of nine projects in the Orven selection, the largest single-developer range in our portfolio. All nine are sold off-plan and all nine are in Dubai. Seven sit in Business Bay, one is in Dubai Science Park, and one, an announced masterplan, is split between Meydan and Nad Al Sheba.

Orven publishes no figures about the company itself: no founding year, no number of homes delivered, no financial data. Everything below comes from the developer's official project pages, checked between 12 September 2026 and the date shown on each project page, and from what our advisers confirm with its sales team. Anything beyond that is on request, and we say so.

Nine projects, mostly in one district

Starting prices, payment plans and handover dates are on request for most of these nine, with two exceptions detailed below. Each project page lists the amenities published by the developer.

Two different Mercedes-Benz projects: do not confuse them

Binghatti runs two separate collaborations that both carry the Mercedes-Benz name, and mixing them up is the single most common confusion Orven advisers see with this developer.

• Mercedes-Benz Places by Binghatti stands alone in Downtown Dubai, with a star-patterned photovoltaic façade, suites named after iconic cars, a dedicated spa and skyline views. Typologies: two- to three-bedroom suites up to four- and five-bedroom and triplex penthouses.
• Mercedes-Benz Places | Binghatti City is a different, much larger undertaking: a planned 12-tower community in Meydan and Nad Al Sheba, announced on 15 January 2026, built around a Grand Promenade with water features and twelve sporting clubs. Published plan: 20% reservation, 50% construction, 30% handover, with the starting price applying to Project Maybach studios specifically (four- and five-bedroom homes sit in the separate Vision Iconic component). Availability varies by tower, so confirm it with your adviser before treating any figure as final.

If you are quoted a price or a payment plan for "Mercedes-Benz Places," always confirm which of the two your adviser means.

Business Bay: seven towers, one district

Seven of the nine Binghatti projects sit in Business Bay, along Dubai Water Canal, making it the most concentrated single-district range in our selection. At the entry level, One by Binghatti, Binghatti Aquarise, Binghatti Skyhall and Binghatti Skyrise offer studios through to four-bedroom apartments, each with its own amenity list. At the top of the range, BUGATTI Residences by Binghatti and Burj Binghatti Jacob & Co Residences are Binghatti's two ultra-luxury branded collaborations: private pools with butler and chauffeur services for the latter, a Riviera-inspired beach for the former.

Dubai Science Park and the Meydan masterplan

Binghatti Hillviews is the developer's one project outside Business Bay and Downtown Dubai in the entry-level segment, in Dubai Science Park, with studios and one- to two-bedroom apartments and an amenity list built around an elevated outlook, swimming pools and a basketball court.

Mercedes-Benz Places | Binghatti City stands apart from the rest of the portfolio by scale: a 12-tower masterplan rather than a single building, with a published payment plan and a starting price that applies to a specific unit type within it, both detailed above.

Which investor each project suits

Three recurring profiles come up among buyers who ask about Binghatti.

1. The investor in Lagos or Cairo who wants a compact studio or one-bedroom rental unit in an already-active district: One by Binghatti, Binghatti Aquarise, Binghatti Skyhall and Binghatti Skyrise, at different points in the entry-level range.
2. The buyer for whom a branded, statement address matters as much as the residential value: BUGATTI Residences, Burj Binghatti Jacob & Co Residences and Mercedes-Benz Places by Binghatti, each with a different brand identity at the top of the range.
3. The buyer looking at the largest scale in the portfolio: Mercedes-Benz Places | Binghatti City, where the 20/50/30 plan and confirmed starting price give a concrete anchor most other Binghatti projects do not.

Payment plans, prices and what Orven confirms

Only one project in this range has a starting price and payment plan Orven can print with confidence: Mercedes-Benz Places | Binghatti City, detailed above. For the other eight projects, starting prices and payment schedules are on request; your adviser sends the figures that apply to the specific unit, from the sales documents in force on the day.

Whatever the plan, the same rules apply across all nine projects. Instalments go to the project's escrow account under Dubai Land Department control. The DLD registration fee of 4% of the price, the Oqood registration for off-plan units and the developer's administrative fee come on top of the price. Bank financing for part of the price is possible for some non-residents, always subject to the lender's approval.

How to check a developer before you pay

Whichever Binghatti project you consider, three checks take a few minutes and cost nothing:

• The project appears in the DLD's Project Status Enquiry service with an escrow account. Your transfers go to that account and nowhere else.
• The broker is licensed. Orven's brokerage is provided through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA).
• The sale agreement states the completion date, the full payment schedule and the cancellation terms before you sign.
