Two 4-bedroom villas, one extra floor apart

Bay Estate's semi-detached villas sit between the townhouses and the garden villa in Nakheel's typology range on Dubai Islands. Both layouts have 4 bedrooms and are built in pairs sharing a party wall, which is what "semi-detached" means here. The difference between them is a single floor: the standard layout is ground-plus-one (G+1), while the "Plus" layout adds a second upper floor (G+2), built around a multipurpose room and a separate office.

The figures below are from Nakheel's price grid, shared with Orven on 27 September 2026.

Sizes and average prices

LayoutAverage price (AED)Average plot / NSA (sq ft)Built area, brochure (sq ft)
Semi-detached villa, 4 bed (G+1)7.2 M4,100 / 3,7003,688 to 3,694
Semi-detached villa "Plus", 4 bed (G+2)8.9 M4,100 / 5,3005,257 to 5,262

Both layouts share the same average plot size, 4,100 sq ft, so the "Plus" version does not sit on a larger piece of land; it uses that land more intensively, adding roughly 1,570 sq ft of built area across its extra floor, and an average AED 1.7 million on top of the standard layout's price. The NSA moves from an average 3,700 sq ft on the standard villa to 5,300 sq ft on the "Plus", the clearest sign of the extra floor.

These are averages, not starting prices or a quote: every villa in Bay Estate is priced individually within its typology, so ask Orven to confirm the exact price of the plot you are considering.

What the extra floor gives you

The G+1 layout is a complete 4-bedroom home over two floors, sized similarly to the larger of the two townhouse layouts but built as a standalone semi-detached unit rather than part of a 4-plex or 6-plex block. The "Plus" G+2 layout adds a second floor built around a multipurpose room, useful as a family room, a play space or additional guest accommodation, together with a separate office suited to remote work. Both figures come directly from the developer's published plans; anything beyond room count and floor area, such as ceiling heights or exact room dimensions, is confirmed in the unit's floor plan at the time of reservation.

Private pools seen on some renders are not included in either layout's standard construction; a buyer who wants one adds it separately, at their own cost, according to the brochure.

The payment plan is the same for both

Both semi-detached villa layouts follow Bay Estate's standard 20/40/40 schedule for villas and townhouses: 20% at booking in October 2026, five instalments totalling 40% through construction, and 40% at an estimated handover in January 2031. Only the amounts change with the higher average price of the "Plus" layout; the percentages and dates are identical. Our Bay Estate payment plan guide sets out the full schedule with a worked example, and our Bay Estate project guide covers every typology in the community for comparison.

Choosing between the two layouts

  • A buyer who wants a complete 4-bedroom standalone home at the lower average price in the villa range, without needing a dedicated office or multipurpose room: the G+1 layout.
  • A buyer who works from home, hosts guests regularly, or wants a dedicated family or play room separate from the main living areas: the "Plus" G+2 layout, for roughly AED 1.7 million more on average.
  • A buyer comparing this typology against the 4-bedroom townhouse, priced an average AED 300,000 below the G+1 villa: our Bay Estate project guide sets the two side by side.

Nakheel has not published the total number of semi-detached villa units available, an official launch date, or service charges for either layout; treat any figures on these points from other sources as unconfirmed, and ask your advisor for the current release.
