Bay Estate land plots: the payment plan for waterfront and beach land

Bay Estate's waterfront and beach land plots follow a seven-instalment schedule, fully paid before the end of 2029, well ahead of the villa handover. The dated schedule, a worked example on both average prices, and what happens after the final payment.

Two land plots, one schedule that ends early

Bay Estate sells two land plot products, both for a buyer who wants to design and build their own home rather than buy a finished villa: a waterfront plot, at an average AED 18 million, and a beach plot, at an average AED 20 million. Both plots average 8,000 to 8,100 sq ft in size, with a published gross floor area (GFA) of 7,800 sq ft on each. These figures come from the price grid Nakheel shared with Orven on 27 September 2026, and are averages, not starting prices: each plot is priced individually.

Unlike every villa and townhouse at Bay Estate, which follow a 20/40/40 schedule ending with a 40% payment at handover, land plots follow a different structure entirely, with no handover instalment at all.

The dated schedule

Instalment13%September 2027
Instalment13%March 2028
Instalment13%September 2028
Instalment13%March 2029
Instalment13%September 2029

The full price is settled across seven payments, 100% paid before the end of 2029. There is no construction milestone for Nakheel to fund on a plot sale, since the buyer commissions their own build separately, so the schedule has no equivalent to the villa handover payment.

A worked example on both average prices

Applying the schedule to the waterfront plot average of AED 18 million: reservation is AED 3,600,000, the March 2027 instalment is AED 2,700,000, and each of the five remaining 13% instalments is AED 2,340,000.

Applying it to the beach plot average of AED 20 million: reservation is AED 4,000,000, the March 2027 instalment is AED 3,000,000, and each of the five remaining 13% instalments is AED 2,600,000.

These are illustrations on Nakheel's published averages, not a quote for a specific plot; every plot at Bay Estate is priced individually depending on orientation and position within the community. Ask Orven for the exact price and schedule of the plot you are considering, or check the Bay Estate price grid and plans yourself.

Land buyers finish paying a year ahead of villa buyers

Because the plot schedule runs through September 2029 while the villa and townhouse schedule runs to an estimated handover in January 2031, a land buyer completes payment roughly a year before a villa buyer does. That gap reflects the absence of a construction phase for Nakheel to manage on a plot sale; once the final instalment clears, the buyer holds the land and moves to their own build, on their own timeline, subject to the building rules confirmed in the sale contract and by the relevant authorities.

Dubai Land Department registration adds 4% on top of the purchase price, through the Oqood system for an off-plan sale, at a fixed fee confirmed in your contract. Every instalment is paid into an escrow account controlled by the DLD, not directly to Nakheel; you can track progress through the DLD's Project Status Enquiry service. Our escrow account guide explains how that account works before you commit funds.

What Nakheel has and has not published

Both plots share the same published GFA of 7,800 sq ft, but Nakheel has not published detailed building regulations, height limits or design guidelines beyond that figure; those details are confirmed at the contract stage and with the relevant Dubai authorities. Nakheel has also not published the total number of plots available or an official launch date; treat any figures on these points from other sources as unconfirmed. For the full range of typologies sold alongside these plots, see our Bay Estate project guide.

Reserving a plot remotely

Send your budget and preference, waterfront or beach, to Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com. We confirm current availability and the exact price of the plot, then handle the reservation form, sale contract and first escrow payment remotely, with Dubai Land Department registration following the standard Oqood process.

FAQ

Why don't land plots have a 40% handover payment like villas? A land plot has no construction phase for Nakheel to fund, since the buyer builds separately after taking possession, so the schedule ends with a final instalment rather than a handover payment.

When is the full price due on a land plot? Across seven instalments from October 2026, with the final 13% due in September 2029, 100% paid before the end of 2029.

Is the schedule the same for both plot types? Yes. Waterfront and beach plots follow the identical seven-instalment schedule; only the average price differs, AED 18 million for waterfront and AED 20 million for beach.

What can I build once I own the plot? The brochure publishes a gross floor area of 7,800 sq ft for both plot types. Detailed building rules are confirmed in your contract and with the relevant authorities.

Do I pay DLD fees on top of the plot price? Yes, a 4% registration fee applies, handled through the Oqood system for an off-plan purchase, at a fixed amount confirmed in your contract.
