Aldar Properties is the developer behind three of the nine Abu Dhabi projects currently in Orven's collection, spread across Saadiyat Island and Yas Island. This guide covers only what each project's own page publishes, without adding a company-wide figure that is not part of that record. All three are currently priced on request; none has published a starting figure at this stage. Sei Saadiyat and Yas Park Place are both apartment-led, while Talay is Aldar's one standalone villa community in the current collection.

A wellness and sustainability thread across the three projects

Each of Aldar's three Abu Dhabi projects publishes a similar amenity language: Sei Saadiyat's zen garden, hot and cold plunge pools and three indoor gyms; Yas Park Place's Aqua Garden, Reflective Garden and Zen Garden with yoga decks; and Talay's falaj-inspired canals and outdoor majlis, a different but related approach to landscaped, wellness-oriented outdoor space. Both Sei Saadiyat and Yas Park Place are targeting Estidama Pearl 3 certification, Abu Dhabi's own green building rating system; Talay's own page does not state a certification target.

Where each project sits in Aldar's current development pattern

Sei Saadiyat and Yas Park Place are both multi-building apartment schemes releasing phases over time: Sei Saadiyat has launched its first phase of two of six buildings, and Yas Park Place has launched its first phase of four of six buildings. Talay, by contrast, is the first community Aldar has launched within the larger Marsa Al Saadiyat masterplan, a villa-led format rather than a phased apartment tower. None of the three projects has published a payment plan at this stage, which this guide treats as how Aldar is currently marketing new launches generally, rather than a gap specific to one project.

None of the three can currently be assessed against the UAE's federal Golden Visa threshold of AED 2 million, subject to conditions confirmed with the authorities, since all three remain price on request. Ownership and registration, the same framework across all three

Saadiyat Island and Yas Island both sit on the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other real estate rights. That status applies at island level; the exact ownership regime for a specific unit at any of the three Aldar projects, full ownership rather than usufruct or musataha, is still confirmed on the sale and purchase agreement and the DARI certificate once each project publishes its terms. The same off-plan registration framework applies to all three once pricing is confirmed: Abu Dhabi's DARI platform requires the developer, not the buyer, to register the sale within 21 days of the sale date, with a 2% registration fee for full ownership, plus a 400 AED electronic services fee before VAT, and a project-level escrow account. A developer who misses that 21-day window faces a 10,000 AED penalty, which falls on the developer rather than the buyer. Who ultimately pays the 2% registration fee itself is set out in the sale and purchase agreement rather than assumed as a buyer cost by default, a point worth confirming for each of the three projects separately once reservation terms are published.
