What is the first step to buy property in Dubai?

The first step is a conversation with an advisor about your budget, goals and timeline, followed by a short brief and a selection of matching projects, all before any payment is made. Nothing is reserved or signed until you have seen real options.

The first step is a conversation with an advisor, not a payment or a signature. You share your budget, your goals (a home, a rental unit, a Golden Visa path) and your rough timeline, and from that your advisor puts together a short brief and a selection of projects that actually match, rather than a generic list of everything available.

What that first conversation covers

A good first exchange covers your budget range, your goal for the purchase (living in it, renting it out, or reaching the Golden Visa threshold), your preferred district or type of unit, and any constraints such as financing needs or a specific timeline for a family move. None of this requires you to be in Dubai; it happens over WhatsApp, email or a video call, wherever you are. Our guide on what to expect in your first call with Orven walks through exactly how this conversation is structured.

From brief to shortlist

Once your advisor understands what you are looking for, the next step is a shortlist of two or three projects from the selection that genuinely fit your budget and goals, with real information on layouts, districts and, where published, pricing. This is where questions get answered in detail, payment plan structure, current availability, what is confirmed versus what is "on request", before you decide anything.

Only then does a reservation happen

Nothing is reserved, and no payment is made, until you have reviewed the shortlist and chosen a project you want to move forward with. At that point, the process moves to a reservation fee (EOI), a sale and purchase agreement, and payment into the project's escrow account, each explained clearly before it happens.
