What to expect in your first call with an Orven adviser
A first conversation with Orven is a fact-finding call, not a sales pitch. What we ask, what is useful to have ready, and what happens after you hang up.

A first call with Orven is short and practical. Its purpose is to understand what you are trying to achieve, whether our current selection has anything that fits, and to be honest with you quickly if it does not, rather than to push you toward a decision on the call itself.
What we ask you
Expect questions about your objective first: are you buying to live in occasionally, to rent out, or purely as an investment you may never see in person. We ask about your budget range, your rough timeline, and your intended payment method, financing or cash, because these shape which projects and payment plans are even worth discussing. We also ask where you are calling from, since your country affects practical points like transfer routes and time zones for later calls, not your eligibility to buy.
What is useful to have ready, without being required
You do not need documents for a first call. It helps to have a rough sense of your available budget, including the fact that a reservation share plus DLD fees and Oqood registration is the real day-one figure, not the full unit price. If you already have a payment plan shape in mind, whether you want a smaller early payment or a smaller amount due at handover, mentioning it lets us point you toward projects that match rather than everything in our selection.
What we do not do on a first call
We do not quote you a rental yield, a resale projection, or a guaranteed return; no adviser can promise those figures, and anyone who does on a first call is a signal to be cautious. We do not pressure you to reserve during the call itself, and we do not need a decision before you have had time to read the project documents we send afterward.

Leave your number: an adviser calls you back or replies on WhatsApp, in your language. No commitment.
What happens after the call
Following the conversation, we usually send a short list of units that match what you described, with the developer's official floor plans, the published payment plan where one exists, and the project's verified registration details. If nothing in our current selection fits, we tell you that directly rather than stretching a project to match your brief. From there, the pace is set by you: some buyers move to a reservation within days, others take weeks comparing options, and both are normal.
How to prepare if you want to move quickly
If you already know you want to move fast, having your passport ready for the identity check, a rough sense of your source-of-funds documentation, and clarity on the buying structure you intend to use, individual or company, saves time at the next stage. None of this is needed for the call itself; it only speeds up what comes after it. Read our guide on documents needed to buy in Dubai for the full list once you are ready to reserve.
Book your first call on WhatsApp at +971 52 776 1939 or by writing to sales@orvenproperties.com, and tell us your objective, your rough budget and where you are calling from, so the conversation starts from the right place.
FAQ
Do I need to commit to anything on the first call? No. The call is for understanding your objective and checking what fits; a reservation happens later, on your own timeline.
Will you tell me what return I can expect? No. Orven does not quote rental yields, resale projections or guaranteed returns; anyone stating these as fact on a first call should raise a flag, not confidence.
Can the call happen entirely in French or Arabic? Yes. Advisers work in English, French and Arabic, so the call runs in whichever language you are most comfortable in.
What if none of the current projects fit my budget or objective? We tell you directly rather than proposing something that does not match. We can also let you know if a suitable project is expected to launch.
