What is an anticipated completion date (ACD)?

An anticipated completion date is the developer's own target for finishing an off-plan project, published in the brochure or sale documents, not a guaranteed delivery date. Chelsea Residences and Bay Estate illustrate how it is used.

An anticipated completion date, usually shortened to ACD, is the date a developer publishes as its own target for finishing an off-plan project. The word "anticipated" is doing real work in that phrase: it is the developer's current estimate, set out in the brochure or sale documents, not a guarantee that the building will be ready on that exact day. Treat it as the planning horizon to work toward, while checking what your specific sale agreement says about what happens if that date moves.

A published example: Chelsea Residences

Chelsea Residences by DAMAC publishes an anticipated completion date of December 2029 in its brochure. This is the figure used throughout our Chelsea Residences payment plan guide to anchor the 40% balance due at handover, and it comes directly from the brochure DAMAC shared with Orven, not from an independent estimate. At the time of writing, DAMAC's own project page could not be verified automatically, so the brochure remains the source for this figure.

A separate estimate: Bay Estate

Bay Estate's villas and townhouses carry an estimated construction completion of January 2031, based on the developer's own pricing and payment documents rather than a formally labelled "ACD" in the same way as Chelsea Residences. The distinction matters less than the underlying point: both figures are the developer's own published timeline, not an independently verified or contractually guaranteed date, and both are the best current information Orven has to share.

Why "anticipated" is not the same as "guaranteed"

Off-plan construction can run ahead of or behind a developer's own published timeline for reasons outside anyone's control, from supply chains to approvals. This is exactly why our guide on how long does off-plan construction take in Dubai frames timing as a range to plan around rather than a fixed countdown, and it is also why the sale agreement, not the brochure, is where any delay clause actually lives.

What to check in your own contract

Before you rely on an anticipated completion date for your own planning, whether that is arranging financing for the handover balance or timing a sale elsewhere, ask your adviser to walk through what your specific sale agreement says about a delay: whether there is a grace period, what notice the developer must give, and what options you have if the date moves significantly. Our guide on what happens if the developer is late in Dubai sets out the general shape of this question.

Using the ACD to plan, not to promise

An anticipated completion date is most useful as a planning anchor: it tells you roughly when to expect the handover-stage balance, when to start arranging financing if you need it, and when to think about next steps if you plan to resell. It should not be read as a promise, and Orven does not present it as one when discussing any project in our selection.

The current unit selection for Chelsea Residences, including the typologies discussed above, sits on the Chelsea Residences project page. FAQ

Is an anticipated completion date a guaranteed delivery date? No. It is the developer's own current target, published in the brochure or sale documents, not a guarantee that the project will be ready on that exact date.

What is Chelsea Residences' anticipated completion date? December 2029, according to the DAMAC brochure shared with Orven. This is the figure used to calculate the handover-stage balance in our Chelsea Residences payment plan guide.

What happens if the actual completion date is later than anticipated? This depends on your sale agreement, which sets out any grace period, notice requirements and your options if a delay occurs. Ask your adviser to review the relevant clause before you sign.

Does every off-plan project publish an ACD in the same way? No. Some developers label a specific anticipated completion date clearly, as DAMAC does for Chelsea Residences, while others publish an estimated completion timeline through pricing or payment documents instead.
