After your reservation payment lands in the project's escrow account, the developer prepares the sale and purchase agreement (SPA) for your signature, and once signed, the sale is registered with the Dubai Land Department through the Oqood system. From there, your payment plan begins according to the schedule confirmed in your contract, whether that follows a construction-linked structure or another arrangement specific to the project.

Signing the sale and purchase agreement

The SPA is the binding contract between you and the developer, setting out the unit, price, payment schedule and the terms that govern the purchase. Read it carefully, or have a lawyer review it if the transaction involves anything beyond a standard individual purchase, since this is the document that defines your rights and obligations going forward. Oqood registration with the DLD

Once the SPA is signed, the developer submits it for registration through Oqood, the DLD's system for off-plan sales. This registration is what makes your ownership interest in the specific unit officially recognised while the building is still under construction, ahead of the title deed that follows at handover.
