What has been published so far
The Waterway by Prestige One is a residential project at Meydan Horizon, Dubai, sold off-plan. The developer's page, checked by Orven on 12 September 2026, states the essentials: one- and two-bedroom residences beside the crystal lagoons of Meydan Horizon, Japanese-inspired interiors that emphasise simplicity and generous living spaces, a swimming pool, a rooftop lounge and outdoor seating with water features.
That is the verified perimeter. Three items are not published yet and remain on request: the starting price, the payment schedule beyond the booking payment, and the handover date. This guide separates what is known from what is not, and explains how to be first in line when the figures are released.
One and two bedrooms only: what that implies
Unlike the larger Prestige One collections on Dubai Islands or at Dubai Maritime City, The Waterway is limited to one- and two-bedroom residences. No three-bedrooms, no penthouses. In practice:
- The entry point is a one-bedroom, the format many first-time buyers in Dubai look at, whether they live in Dakar, Lagos or Cairo.
- A two-bedroom suits a couple or a small family who will use it part of the year, or a long let aimed at professionals working in Business Bay or Downtown.
- A narrower mix usually means a more homogeneous building, which matters for rental positioning: the tenant profile stays consistent from floor to floor.
Sizes, floor plans and prices per type are on request. Orven sends the launch documents the day they are released.
The amenities the developer lists

The lagoon setting is the point of the project: the residences sit beside the crystal lagoons of Meydan Horizon, and the outdoor spaces are built around water. No visuals of The Waterway are in Orven's authorised image set yet, so this page carries no cover image. When we share the developer's visuals, they are computer renderings and not site photographs.
Price and payment plan: 20% at booking, the rest confirmed by your adviser
The Prestige One plans published in Orven's selection all start with 20% at booking. For The Waterway, the schedule after that first payment has not been published, so we do not state one. Expect 20% at booking, with the construction and handover split confirmed by your adviser from the sales documents once they are available. Do not carry over the 20/80 plan that applies to Coastal Haven, nor the 20/40/40 plan at Hilton Residences: each project is priced and scheduled separately.
On top of the price, count the Dubai Land Department registration fee of 4%, the Oqood registration for an off-plan sale (a fixed fee confirmed in the contract) and the developer's administrative charges. Payments go to an escrow account controlled by the DLD, and the project's status can be checked through the DLD's Project Status Enquiry service.

Meydan Horizon: the district
Meydan Horizon is a lagoon district of Dubai where Prestige One also develops Sanctuary Residences. For that neighbouring project the developer lists Business Bay at 10 minutes, Downtown Dubai at 12 minutes and Dubai International Airport at 18 minutes. The Waterway's own distances have not been published, so treat those figures as an indication of the district's position, not as the project's.
The appeal for an investor is a residential setting on water at an inland location, closer to the business districts than the coast. Rents at handover will depend on the market at that time; any yield figure you come across is an illustration.
Getting on the list from abroad
- Message +971 52 776 1939 on WhatsApp with your budget and whether you want one or two bedrooms.
- Orven registers your interest and sends the price list, floor plans and payment schedule as soon as the developer releases them.
- You reserve electronically with a copy of your passport; the 20% booking payment goes by bank transfer to the escrow account.
- The developer registers the sale, and we follow the milestones with you until the title deed is issued.
