SENSI comprises 89 homes: 43 two-bedroom apartments, 37 three-bedroom apartments and 9 four-bedroom townhouses. The project includes 324 basement parking spaces, along with ground-floor retail and a business centre, a mix that sets it apart from the larger apartment-only buildings elsewhere in the Saadiyat collection. Shared amenities include a swimming pool, a children's pool, a gym and shaded outdoor seating areas.

SENSI's own official page publishes a starting price of AED 2.8 million, the only confirmed entry price among the three Saadiyat projects in Orven's collection; Sei Saadiyat and Talay at Marsa Al Saadiyat are both price on request. The project's first groundbreaking took place on 5 June 2026, five months after its commercial launch. The UAE's federal Golden Visa rule allows an application on a property investment of at least AED 2 million, subject to conditions confirmed with the authorities. SENSI's published starting price of AED 2.8 million clears that threshold at entry price, though this does not amount to a guarantee of eligibility for a specific unit, nor confirmation of what stage of payment counts. Ownership and registration
Saadiyat Island sits on the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other real estate rights. The exact ownership regime for a given SENSI unit is confirmed on the sale and purchase agreement and the DARI certificate, rather than assumed from the island's general status. For an off-plan registration, Abu Dhabi's DARI platform requires the developer to register the sale within 21 days of the sale date, with a 2% registration fee for full ownership, plus a 400 AED electronic services fee before VAT; a late registration carries a 10,000 AED penalty payable by the developer. On an AED 2.8 million unit, 2% works out to AED 56,000, though who pays that fee is set out in the sale contract, not assumed as the buyer's cost by default.
