Sei Saadiyat is Aldar Properties' residential project in the Saadiyat Cultural District, on Saadiyat Island. Its first phase went to market on 16 September 2026, and the project is one of three currently in Orven's Saadiyat collection, alongside SENSI and Talay at Marsa Al Saadiyat. This guide sets out what the project publishes today, without adding a figure Aldar has not confirmed. See the Sei Saadiyat project page for current availability, and the Abu Dhabi destination page for the other two projects on the island.

The collection and its typologies

Sei Saadiyat comprises 778 residences across six buildings, with 265 units released in the first phase, spanning two of the six buildings. The typology range covers one, two and three-bedroom apartments alongside two-bedroom lofts with double-height ceilings and mezzanine bedrooms, a layout distinct from the standard apartment floor plans in the rest of the collection. Pricing and the floor plans themselves are on request; Aldar has not published a starting price for any typology at this stage.

Amenities and sustainability target

The project's shared amenities are built around wellness: a zen garden, hot and cold plunge pools, yoga decks, three indoor gyms and dedicated sports courts. Aldar is targeting Estidama Pearl 3 certification for the development, Abu Dhabi's own green building rating system, though the certification itself is not yet confirmed as achieved.

No payment plan has been published for Sei Saadiyat. Aldar's other Saadiyat project, Talay at Marsa Al Saadiyat, also keeps its payment plan on request, so this is consistent with how Aldar is currently marketing its Saadiyat launches rather than a gap specific to Sei Saadiyat.

Who Sei Saadiyat suits

  • A buyer who wants an apartment inside Abu Dhabi's cultural district, rather than a villa community, and who values a building-wide wellness programme over a private garden or beach plot.
  • A buyer drawn to the double-height loft layout, a typology that is harder to find elsewhere in the current Saadiyat collection, where SENSI and Talay are built around standard apartments, townhouses and villas.
  • A buyer comfortable reserving ahead of a published price, since neither the starting price nor the payment plan is confirmed yet; your adviser can flag you as soon as Aldar releases pricing.

Ownership and registration, as they apply here

Saadiyat Island sits on the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other real estate rights. The exact ownership regime of a Sei Saadiyat unit, full ownership rather than usufruct or musataha, is confirmed on the sale and purchase agreement and the DARI certificate once pricing and reservation terms are published. For an off-plan registration in general, Abu Dhabi's DARI platform requires the developer to register the sale within 21 days of the sale date, with a 2% registration fee for full ownership (or 1% for musataha), plus a 400 AED electronic services fee before VAT; who ultimately pays the fee is set out in the sale contract, not assumed as the buyer's cost by default. See the Abu Dhabi destination page for the wider collection and the registration framework that applies across these projects.

Golden Visa: not yet assessable

The UAE's federal Golden Visa threshold is AED 2 million, subject to conditions confirmed with the authorities. Since Sei Saadiyat is price on request, no unit can currently be described as meeting or missing that threshold. Our guide on the Golden Visa's AED 2 million property threshold explains the federal rule in detail, which applies the same way once Aldar confirms pricing here.
