Price per square foot in Dubai off-plan: how to compare it properly

Price per square foot is a method, not a market figure. Here is how the calculation works, the pitfalls that distort it, and an order-of-magnitude example built only on Bay Estate's published averages.

Price per square foot is one of the most quoted figures in Dubai property, and one of the easiest to get wrong. It is a comparison method, not a market statistic Orven tracks or publishes, and it only means something when both the numerator and the denominator are defined the same way. This guide walks through the calculation, the pitfalls that distort it, and a worked example using only the averages Bay Estate's developer has published, presented strictly as an order of magnitude on those specific averages.

The calculation itself

Price per square foot is simply a price divided by an area: take the price of a unit and divide it by its size in square feet to get a figure you can line up against another unit. The method works the same way whether the price is in AED or any other currency, and whether the area is expressed in square feet or converted to square metres first. Our guide on converting square feet to square metres covers that conversion step if you are working from metric figures.

Where the comparison breaks down

The calculation is simple; the inputs rarely are. The first pitfall is mixing a total built-up area with a net saleable area (NSA): a unit's total area usually includes shared spaces, terraces or a plot allocation that a net saleable figure excludes, so two "size" numbers for the same unit can differ meaningfully, and dividing the same price by each one produces two different results. The second is comparing a price per square foot built on a total plot size, relevant for a villa or a townhouse with land, to one built on an apartment's internal area only; the two describe different things even when the arithmetic looks identical. A third is comparing a starting price per square foot for the smallest unit in one project to an average price per square foot across a whole collection in another; that is not a like-for-like comparison, even when both numbers use "AED per sq ft" as a label.

A worked example on Bay Estate's published averages

Bay Estate, Nakheel's villa and townhouse community on Dubai Islands, publishes average prices by unit type, explicitly described by the developer as averages across the collection, not starting prices or prices for a specific unit. Taking the three-bedroom townhouse average of AED 5.9 million against its average net saleable area of roughly 3,100 sq ft gives a figure of approximately AED 1,903 per sq ft. Applying the same method to the four-bedroom townhouse average, AED 6.9 million against an average NSA of roughly 3,500 sq ft, gives approximately AED 1,971 per sq ft. Both figures sit in a similar order of magnitude, which is consistent with the fact that they come from the same community and the same averaging method; neither is a market average for Dubai Islands or for Dubai as a whole, and neither should be read as a price you would pay for a specific plot. The full average price table, by unit type, sits on the Bay Estate project page, and our guide on Bay Estate's average price versus a starting price explains why the developer presents these figures as averages rather than entry points.

What this method cannot tell you

A price per square foot built on published averages tells you how two typologies within the same project relate to each other on a size-adjusted basis; it does not tell you whether that figure is high, low or typical for Dubai Islands, for villas generally, or for the market at any point in time. Orven does not publish a market average price per square foot for Dubai, because doing so responsibly would require transaction data this guide is not positioned to interpret on your behalf. The Dubai Land Department publishes its own transaction data for buyers who want that wider market context, independently of any figure on this page.

Using the method on a specific unit

If you are comparing a specific unit against another, ask for the precise area figure behind any price per square foot you are given, whether total built-up area, net saleable area, or plot size, and make sure the project you are comparing it against uses the same basis. A figure without a stated area definition is not useful for comparison, regardless of how precisely it is quoted. Your Orven adviser can confirm the exact area definition behind any unit's price before you compare it to anything else.

Ask for the figures behind a specific unit

If you want the price per square foot for a specific Bay Estate unit, or for any other project in the Orven selection, message us on WhatsApp at +971 52 776 1939 or write to sales@orvenproperties.com with the typology you are considering, and an adviser will confirm the current price and the exact area definition behind it. FAQ

Is price per square foot a market statistic Orven tracks? No. It is a comparison method you can apply to any two units once you know the price and the area. Orven does not publish a market average price per square foot for Dubai.

Why did two calculations on Bay Estate give different figures? Because they used different typologies, each with its own average price and average net saleable area. Both are order-of-magnitude figures on published averages, not a single market rate.

Can I compare a total built-up area price per square foot to a net saleable area one? Not directly. The two use different denominators for the same unit, so the resulting figures are not comparable unless both sides use the same area definition.

Does a lower price per square foot mean a better deal? Not on its own. Location, typology, finish level and what the area figure actually includes all affect the comparison; a lower figure built on a different area basis can be misleading rather than favourable.
