Can I Get a Mortgage for a Bay Estate Purchase?
Bank financing is possible for some non-residents at Bay Estate, subject to the lender's approval. Under the villa and townhouse schedule, 60% is paid before handover, generally from your own funds, before any mortgage would apply to the balance.

Financing is possible for some non-residents buying at Bay Estate, but it is always subject to the lender's own approval; it is not guaranteed by Nakheel or by Orven. Before financing even comes into the picture, the villa and townhouse payment schedule already asks for 60% of the price before handover, generally paid from your own funds during construction.
Where financing could fit into the schedule
Bay Estate's villas and townhouses follow a schedule close to 20/40/40: 20% at booking in October 2026, seven instalments totalling 40% through construction, and the final 40% at an estimated handover in January 2031. That means 60% of the price is due before handover is even reached, which most buyers cover from their own funds rather than a mortgage during the construction period. Where financing typically applies to an off-plan purchase like this is around the final handover instalment, once the property is complete and can serve as security for a lender. Our Bay Estate payment plan guide sets out the full schedule with a worked example.
What "subject to the lender" means in practice
Non-resident mortgage approval in the UAE depends on the individual bank's own criteria: income documentation, the applicant's country of residence, the property itself and the bank's current lending policy. Some lenders work with non-residents on off-plan purchases, others prefer a completed property. Neither Nakheel nor Orven can confirm in advance whether a specific buyer will be approved; that decision sits with the lender. Our guide on non-resident mortgages in Dubai covers what a lender typically asks for, and our guide on mortgage pre-approval for non-residents explains how to get an early read on your own eligibility before committing to a schedule.

Land plots and financing
Bay Estate's two land plots follow a different, faster schedule reaching 100% before the end of 2029, with no handover milestone. Financing a land purchase, as opposed to a finished home, can follow different lender criteria again; ask your advisor and a bank directly if you are considering one of the plots with financing in mind.
Planning around what is and isn't confirmed
Because financing is never guaranteed, it is worth planning your reservation and early instalments as if you were paying entirely from your own funds, and treating any financing you later secure as extra flexibility for the later stages rather than the basis for reserving in the first place. Speak to a lender early if financing is central to your plan, in parallel with reserving your unit.
