60/40, 70/30 and handover-heavy payment plans in Dubai, compared
Eight published off-plan payment plans in the Orven selection, grouped by how much is due before handover versus at handover, with the amount per AED 1 million at each stage.

One label, several different plans
"60/40" and "70/30" are shorthand for how a published payment plan splits between what you pay before handover and what you pay at handover. The shorthand hides real differences, though: a 60/40 plan paid in two or three construction milestones behaves very differently from a 60/40 plan paid in 40 small monthly instalments. This guide groups eight payment plans that are genuinely published across the Orven selection by that before/at-handover split, then shows the amount due per AED 1 million at each stage so you can compare them on your own numbers.
The eight published plans, grouped by split
| Split | Projects | Structure | |
|---|---|---|---|
| 20/80 | Coastal Haven | 20% reservation, 80% handover | |
| 40/60 | Golf Residences | 20% reservation, 20% construction, 60% handover | |
| 65/35 | Luxury Canal Residences, Sanctuary Residences | 20% reservation, 45% construction, 35% handover | |
| 60/40 | Hilton Residences, FAUCHON Résidences | 20% reservation, 40% construction, 40% handover | |
| 60/40 (monthly) | Chelsea Residences | 20% reservation, 40 monthly instalments of 1% (month 3 to month 42), 40% handover | |
| 60/40 (dated) | [Mercedes-Benz Places \ | Binghatti City](/projects/mercedes-benz-places-binghatti-city/), in its own 20/50/30 structure, sits closer to 70/30 | 20% reservation, 50% construction, 30% handover |
| 20/40/40 (dated) | Bay Estate villas and townhouses | 20% deposit October 2026, staged instalments to 40% by handover, 40% at an estimated January 2031 handover |
Binghatti City's own published figures are 20% at reservation, 50% during construction and 30% at handover, which is a 70/30 split once you add the reservation and construction portions together. The amount per AED 1 million at each stage makes the real cash-flow difference clearer than the label alone.
The amount per AED 1 million, stage by stage
- Coastal Haven (20/80): AED 200,000 at reservation, AED 800,000 at handover.
- Golf Residences (40/60): AED 200,000 at reservation, AED 200,000 during construction, AED 600,000 at handover.
- Canal and Sanctuary (65/35): AED 200,000 at reservation, AED 450,000 during construction, AED 350,000 at handover.
- Hilton and FAUCHON (60/40): AED 200,000 at reservation, AED 400,000 during construction, AED 400,000 at handover.
- Chelsea Residences (60/40, monthly): AED 200,000 at reservation, then 40 instalments of AED 10,000 each (1% of AED 1 million) from month 3 to month 42, totalling AED 400,000, then AED 400,000 at handover. The 4% DLD fee, AED 40,000 per AED 1 million, is additional to the deposit, not part of it.
- Binghatti City (70/30): AED 200,000 at reservation, AED 500,000 during construction, AED 300,000 at handover.
- Bay Estate villas and townhouses (60/40, dated): AED 200,000 as a deposit in October 2026, staged instalments reaching AED 400,000 by handover, then AED 400,000 at an estimated January 2031 handover.
Each total was checked twice: the three or four figures in every row add back up to AED 1,000,000. Our comparison guide on the best off-plan payment plans in Dubai for 2026 sets these same plans side by side with the district and starting-price context for each project.

Why the split matters more than the label
A 20/80 or 40/60 plan, weighted toward handover, suits a buyer who prefers to keep capital available until the building nears completion, often because bank financing for part of the balance is being arranged, always subject to the lender's approval. A 65/35 or 70/30 plan, weighted toward construction, suits a buyer who prefers to settle most of the price while the building is still being built, reducing what is owed when the keys change hands. Chelsea's monthly structure spreads the same 60/40 split into 40 smaller transfers rather than two or three large ones, which changes how you plan your bank transfers more than how much you ultimately pay.
What is not published in this collection
No post-handover payment plan, meaning instalments that continue after you receive the keys, is published for any project in the current Orven selection. If a post-handover structure matters to your plan, your adviser tells you clearly that it is not something we can confirm today rather than describing a generic structure as if it applied here. Our guide on what a post-handover payment plan means in Dubai explains how that type of plan generally works elsewhere in the market, for context only.

FAQ
Which published plan asks for the least money before handover? Coastal Haven's 20/80 plan asks for the smallest share, 20%, before handover, with the remaining 80% due at handover.
Is Binghatti City's plan a 70/30 or a 20/50/30 plan? Both describe the same structure. The developer publishes it as 20% reservation, 50% construction, 30% handover, which adds up to a 70/30 split before and at handover.
Does Chelsea's monthly instalment plan reduce the total I pay? No. It is still a 60/40 split in total; the 40% construction portion is simply spread across 40 monthly payments of 1% instead of two or three larger milestones.
Does any project in the Orven selection offer a post-handover payment plan? No. None is published in the current collection. Your adviser confirms directly if a developer publishes one later.
How is the 4% DLD fee treated across these plans? It is additional to every plan shown here, calculated on the full price and paid alongside the deposit, not deducted from any instalment.
