What Palm Jumeirah is

Palm Jumeirah is the man-made island shaped like a palm tree that extends into the Arabian Gulf from Dubai's coastline. It carries hotels, private villas on the fronds and, more recently, apartment towers along the trunk and the crescent, all built around direct beach access. For an investor in Paris, Lagos or Singapore, the district needs almost no introduction: it is the most recognisable address in Dubai, and buying there is buying into that recognition as much as into a specific building.

We do not quote travel times or infrastructure dates for Palm Jumeirah in this guide. The developer page behind the project we present here does not publish them, and we only repeat what is written down, even for a location this well known.

What sets the island apart

Two features matter most for an investor comparing Palm Jumeirah with other Dubai waterfront districts.

  • Direct beach access as the default, not the exception. Because the island is built around a beach on both sides of the trunk and along the crescent, a beachfront apartment here is a private-beach product, not a pool-facing one.
  • A finished, mature address. Palm Jumeirah has been developed for two decades, with hotels, restaurants and villas already in place, so a buyer knows the neighbourhood they are moving into rather than one still under construction around them.

This maturity supports a strong holiday-let and long-term premium rental market, but it is also why land is scarcer and new supply is limited compared with newer waterfront communities. Any return figure you hear about Palm Jumeirah is an illustration until you see a signed lease.

Ocean House: the Orven selection at Palm Jumeirah

Ocean House is the project we present on Palm Jumeirah. The developer, Ellington, describes beachfront apartments, duplexes and penthouses combining views of the Arabian Gulf and Dubai landmarks with private club amenities.

The range from two to six bedrooms is wide, and it changes what the unit is for. A two-bedroom apartment fits a couple or a small family, or a premium furnished let. A five- or six-bedroom duplex or penthouse is closer to a primary residence for a large family, and a single title at that size comfortably passes the AED 2 million threshold that opens the right to apply for the Golden Visa, subject to the authorities' conditions.

The payment plan is not published on the developer page, so we do not print one here. Ellington releases units and terms in stages, and we send you the schedule that applies to the specific unit on the day you ask, not a figure copied from an older brochure.

Which investor Palm Jumeirah suits

  • The buyer who wants the address itself. Palm Jumeirah is bought as much for recognition and lifestyle as for the apartment, which suits a buyer for whom that matters as much as square footage.
  • The premium furnished-rental investor. Tenants and holiday guests who choose the Palm specifically for the beach and the setting, managed through an operator after handover.
  • The larger family or the second-home buyer. The five- and six-bedroom duplexes and penthouses suit a primary residence or a substantial holiday home.
  • The Golden Visa candidate. A larger Ocean House unit can reach the AED 2 million threshold in a single purchase.

It is a weaker fit if your priority is the lowest entry price in Dubai or a small studio for short-stay yield; those are better served by districts with a wider range of compact units, and we would point you there directly. Our find your home page is the place to compare.

How Orven handles the purchase from abroad

A buyer in Accra, London or Toronto completes the purchase without travelling. The steps for Ocean House are the same as for any off-plan purchase in Dubai.

  1. Tell us your budget and preferred size on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com. We reply with available units, floor plans and the exact payment schedule.
  2. Sign the reservation form and the sale agreement electronically. A passport copy is required.
  3. Transfer the booking payment to the project's escrow account, controlled by the Dubai Land Department. The developer cannot draw on it outside the approved construction milestones.
  4. Pay the Dubai Land Department registration fee of 4% of the price, plus the Oqood registration for off-plan sales and the developer's administrative fees.
  5. Follow construction through the DLD's Project Status Enquiry service until handover, when the title deed is issued in your name.

Bank financing is possible for some non-residents, always subject to the lender's approval and valuation. Rental income and capital gains are not taxed for individuals in the UAE; the rules of your country of residence may apply, so check with an adviser there before you commit.

FAQ

Is Palm Jumeirah a freehold area for foreign buyers? Yes. Foreign nationals can buy full ownership on Palm Jumeirah, and the title is registered with the Dubai Land Department in the buyer's name.

What sizes are available at Ocean House? The developer publishes two- to six-bedroom apartments, duplexes and penthouses. Current availability by size is confirmed by your adviser on the day you ask.

What is the payment plan for Ocean House? The plan is not published on the developer page, so we quote it on request, unit by unit, from the current sales documents.

Can a purchase at Ocean House support a Golden Visa application? A property investment of at least AED 2 million opens the right to apply, subject to conditions set by the authorities. A larger Ocean House unit may reach that level in a single title; your adviser confirms the price of the unit you consider.

Do I need to visit Dubai to buy? No. Reservation, escrow payment and DLD registration are all completed remotely with your adviser.
