Buying off-plan in Abu Dhabi follows a defined sequence, and one detail sets it apart from a purchase of a completed unit: registration on DARI, the platform run by the Abu Dhabi Real Estate Centre (ADREC), is carried out by the developer, not the buyer. Knowing which party is responsible for each step, and within what timeframe, helps you read a sale and purchase agreement with the right questions in mind rather than assuming the Dubai process applies here.

Step one: choosing a project and reserving a unit

The current Abu Dhabi collection spans nine projects across six islands. Three publish a starting price: Muheira on Al Reem Island from AED 1.6 million, SENSI on Saadiyat Island from AED 2.8 million, and Nawayef East on Al Hudayriyat Island from AED 6.6 million. The other six, including Sei Saadiyat, Talay at Marsa Al Saadiyat and Ramhan Island, are priced on request. Reservation typically involves a first payment confirmed by your adviser and the developer, ahead of the sale and purchase agreement itself.

Step two: the sale and purchase agreement

The SPA sets the terms that matter most for the rest of the process: the exact ownership regime (full ownership or musataha), the instalment schedule if one is published, and which party pays the DARI registration fee, since nothing in the published fee schedule fixes a default split between buyer and seller. Read this contract in full before signing, and confirm anything not already covered in this guide directly with your adviser.

Step three: developer registration on DARI, within 21 days

Once the SPA is signed, the developer, not the buyer, initiates registration of the sale on DARI. Jubail Island's own buyer guide describes the sequence clearly: SPA signature, then registration with ADREC via DARI, producing a sale certificate during construction. The registration fee is 2% of the price for full ownership or 1% for musataha, plus a 400 AED electronic services fee before 5% VAT. If the developer misses the 21-day window from the sale date, a 10,000 AED penalty applies to the developer, not the buyer. The project must also carry a registered escrow account, into which instalment payments are held.

Step four: instalments

Only a handful of projects in the collection publish a payment plan. Nawayef East runs a 40/60 split: 10% as a deposit, 30% during construction, 60% on handover, which on its AED 6.6 million entry price works out to AED 660,000, AED 1,980,000 and AED 3,960,000. Muheira runs a 50/50 split with the detailed breakdown not yet published. Manchester City Yas Residences, priced on request, publishes a percentage structure for non-Emiratis (5% at SPA signature, six instalments of 5% between 15 February 2027 and 15 July 2029, 65% on completion) and a different one for Emiratis, without naming an amount since its price is on request. The other projects are on request for the payment plan as well as the price.

Step five: inspection and handover

At handover, the developer delivers the completed unit against the remaining balance due under the payment plan. The published delivery windows across the collection range from the end of 2027 for Bada Al Jubail to the fourth quarter of 2030 for both Sei Saadiyat and Talay at Marsa Al Saadiyat, with several projects, Yas Park Place, SENSI, Ramhan Island and Bada Al Jubail among them, on request for either price, delivery, or both.

Step six: transfer to the land register and title deed

After handover, Jubail Island's buyer guide describes the final step: transfer from the initial registration to the land register via DARI, followed by a downloadable title deed. For a completed property changing hands after this point, the registration fee runs at 2% of the contract value plus an 875 AED electronic fee, separate from the off-plan fee structure above.

Orven's role at each step

Orven follows your Abu Dhabi purchase from Dubai, where brokerage is carried out through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). Your adviser helps you read the SPA before signing, tracks whether the developer has registered the sale on DARI within the 21-day window, and confirms the instalment schedule and payment due dates as they are published or communicated by the developer. If you are buying remotely, our guide on power of attorney for a remote purchase covers the principle, though the exact Abu Dhabi equivalent is confirmed with your adviser. Message Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com to start with a specific project, and your adviser walks you through the sequence for that project.

FAQ

Who registers an off-plan sale in Abu Dhabi, the buyer or the developer? The developer, on DARI, within 21 days of the sale date. A developer who misses that window faces a 10,000 AED penalty, not the buyer.

What happens if I pay an instalment late? This is not sourced in the published fee schedule; late payment terms are set out in your specific sale and purchase agreement and confirmed by your adviser before you sign.

Does every project in the Abu Dhabi collection publish a payment plan? No. Only Nawayef East (40/60), Muheira (50/50, detail not published) and Manchester City Yas Residences (a percentage structure without amounts, since its price is on request) currently do. The rest are confirmed by your adviser.

When do I receive the title deed? After handover, once the initial registration transfers to the land register via DARI. This is distinct from the pre-registration certificate issued at the off-plan stage.

Can Orven manage the off-plan process if I cannot be in Abu Dhabi? Yes, Orven follows the process remotely from Dubai. Confirm any step requiring your physical presence, or the Abu Dhabi equivalent of a power of attorney, with your adviser before you reserve.
