FAUCHON Résidences: the 20/40/40 payment plan explained step by step
FAUCHON Résidences in Jumeirah Garden City is sold with 20% at booking, 40% during construction and 40% at handover. What each share covers, when it falls due and where the money goes.

The structure in one line
FAUCHON Résidences, by Prestige One in Jumeirah Garden City, is sold off-plan with 20% at booking, 40% during construction and 40% at handover. It is the same balance as Hilton Residences in Dubai Maritime City: an even split between the build phase and completion, after the initial 20%. The collection spans studios and one- to three-bedroom residences with a Parisian-inspired character, close to City Walk and DIFC.
Starting prices and the handover date are on request from your adviser.
What each tranche represents
| Stage | Share | What it covers |
|---|---|---|
| Booking | 20% | Reserves the unit, signs the sales agreement, opens the escrow file |
| Construction | 40% | Milestone instalments during the build, according to the schedule in your contract |
| Handover | 40% | Settled before the keys and title deed transfer |
Because construction and handover carry equal weight, a FAUCHON buyer commits a larger amount at the very end than at Golf Residences, where handover carries 60%, but a smaller final payment than at Coastal Haven, where the entire 80% falls due at once.
When each payment falls due
Booking is due at signature of the sales agreement. The 40% construction share is not a single payment; it is spread into instalments tied to progress on site, as stated in your contract, not to fixed calendar dates. The 40% handover share is the final payment, settled once the residence is ready, before you receive the keys. Your adviser confirms the exact sequence for your unit from the sales documents in force.
Where the money goes
Every payment is transferred to an escrow account opened for this project at a UAE bank and controlled by the Dubai Land Department. Prestige One cannot access these funds freely: release follows certified construction progress, which you can verify at any time through the DLD's Project Status Enquiry service. For a buyer based in Paris, Casablanca or Beirut, this is the mechanism that makes paying instalments from a distance workable: the money sits under regulatory control rather than moving directly to the developer.
What you prepare at each step
- At booking: passport copy, proof of funds for the 20%, signed sales agreement.
- During construction: a standing international transfer arrangement with your bank, since the 40% arrives in stages rather than as one sum.
- Before handover: the 40% balance, plus acquisition costs on top of the unit price, including the Dubai Land Department's 4% registration fee and the Oqood registration for off-plan sales.
- If financing part of the handover share, tell your adviser at booking. Bank financing remains subject to the lender's approval, never guaranteed in advance.

Why the even split suits some buyers
A 20/40/40 structure spreads the largest commitments across the build and the finish in roughly equal measure. Compared with Golf Residences' 20/20/60, where 60% falls due at handover, FAUCHON asks for less at the very end. Compared with Coastal Haven's 20/80, it asks for more during construction but leaves a smaller single payment when the building is complete. Which structure suits you depends on how your income and savings arrive over the build period, a point worth discussing with your adviser before you choose a project rather than after you reserve.
