Dubai property taxation guide for non-resident buyers

What applies and what does not for a non-resident buying property in Dubai: no personal income or capital gains tax in the UAE, one-off fees at purchase that are not annual taxes, and why your home country's tax rules still need checking with your own adviser.

One of the questions Orven hears most from international buyers is simple: what tax will I actually pay on a Dubai property? The short answer is that individuals do not pay income tax on rental income or capital gains tax on a sale in the UAE. The longer answer involves separating what is a one-off cost at purchase from what would be an ongoing tax, and being honest that your home country's own rules are a separate question that this guide cannot answer for you.

No personal income tax or capital gains tax in the UAE

For individuals, the UAE does not levy income tax on rental income or capital gains tax on the sale of a property. This applies to the personal ownership structure most of our clients use, whether they live in Dakar, Lagos, Paris, Cairo or elsewhere, and whether the property is rented out, used as a second home, or held and resold later. It is a feature of UAE domestic tax policy for individuals, not a guarantee tied to any specific nationality or visa status.

What this does not mean: home country tax rules can still apply

The absence of UAE tax on individuals does not mean no tax applies anywhere. The tax rules of your own country of residence may still tax rental income you receive from a Dubai property, or a gain when you sell it, depending on how that country treats foreign income and foreign assets. This is genuinely a question for a tax adviser in your own country, since rules differ enormously by jurisdiction and Orven is not positioned to give tax advice outside the UAE. Our answer on do I pay tax at home on Dubai rental income sets out this distinction in more detail.

The DLD fee and Oqood are purchase costs, not annual taxes

It helps to separate the Dubai Land Department's 4% registration fee and the Oqood registration fee for off-plan purchases from any idea of an annual property tax. Both are one-off costs tied to the purchase itself, paid once at the point of registration, not recurring charges you pay every year simply for owning the unit. For a worked breakdown of how the 4% fee is calculated on a specific price, see Dubai property purchase costs: DLD 4%, Oqood, what to budget.

Is there any annual property tax in the UAE?

For individual owners, there is no annual property tax in the sense familiar from many other countries. Our answer on is there property tax in Dubai covers this question directly and distinguishes it from the recurring costs that do apply once you own a unit, covered below.

Recurring costs that are not taxes

Owning a Dubai property after handover does carry recurring costs: service charges set by the owners' association for shared facilities, utility connections, and community fees specific to the building. These are operational costs of ownership, not taxes, and their amounts are set at building level rather than published in a single citywide table, so your adviser confirms the specific figures for a project once you own a unit there.

Documents worth keeping for your own tax filing

Whatever your home country's rules turn out to be, keeping clean records from the start makes any filing easier later: the signed sale and purchase agreement, Oqood registration and eventually the title deed, every payment receipt from reservation through to handover, and any rental income statements if you let the unit out. Our guide on how to document your Dubai purchase for your home bank covers a related use for the same documents, useful background even if your immediate concern is tax rather than banking.

Financing and the lender's own conditions

If part of your purchase is financed, bank financing for non-residents is possible for some buyers, always subject to the lender's own approval. This is a separate question from taxation, but it affects the same paperwork trail: keep statements and confirmations from your lender alongside your other purchase documents, since a tax adviser in your home country may ask for them too.

How to approach this with Orven

Orven can tell you clearly what applies in the UAE: no personal income or capital gains tax, one-off DLD and Oqood fees at purchase, and recurring service charges after handover, all documented from the project pages in our selection. What we do not do is advise on your home country's tax treatment of that income or gain, since this depends entirely on jurisdictions Orven does not practice in. If you want a second pair of eyes on the UAE side of the picture before you speak to your own tax adviser, message Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com.
