A peninsula between the port and the old city

Dubai Maritime City is a man-made peninsula on the Gulf, set between Port Rashid and the historic districts of Bur Dubai and Deira. It was originally planned as a maritime industry hub and has been opened to residential development, which is why the newest towers stand on reclaimed land with water on several sides. For an investor in Cairo or Paris, the point to remember is that this is a central, sea-facing address on the old side of the city, not a suburb.

The developer page for Hilton Residences gives three travel times from the district: Downtown Dubai in about 15 minutes, Dubai International Airport in about 15 minutes and Palm Jumeirah in about 25 minutes. We quote those three and nothing else about journey times.

What makes the district different

Most waterfront districts in Dubai are either fully built or still on paper. Dubai Maritime City sits in between: infrastructure is in place, the first residential towers are under construction, and the remaining plots are being released to developers one by one. Two features shape the investment case.

  • Branded residences dominate the new supply. The projects launched so far carry hotel or sports brands rather than a plain developer name, which changes the type of tenant and the service level after handover.
  • Sea views are the norm, not the exception. On a peninsula, most residences look at water in at least one direction.

Because the district is young, there is no long rental history to rely on. Any yield you see in a brochure is a projection, and we treat it as such.

Hilton Residences by Prestige One

Hilton Residences is the Prestige One project at Dubai Maritime City and the one we recommend first in the district. It is a branded waterfront development with residences of one to three bedrooms and penthouses, delivered furnished and operated under the Hilton name.

The 20% booking payment reserves the unit. The 40% during construction follows milestones certified by the Dubai Land Department, and the 40% at handover can be financed by a UAE bank for eligible buyers, subject to lender approval. Ask for the schedule of the specific unit, because the split can differ by residence type and launch phase.

Chelsea Residences by DAMAC

Chelsea Residences is the other branded project in the district, developed by DAMAC. It offers one- to three-bedroom sea-facing apartments with a concierge and sporting amenities inspired by the Chelsea football brand: an athlete performance training centre, a football simulation room, an outdoor gym, a jogging track and a blue-sand beach.

Pricing and the payment plan for Chelsea Residences are given on request; the developer releases towers in stages and terms change with each release. We send you the terms in force on the day you ask, not a figure copied from an old brochure.

Both projects put a global brand on a waterfront tower in the same district. The difference for you is the operating model after handover: hotel-run furnished living at Hilton Residences, sports-club living at Chelsea Residences. Choose on the tenant you want, not on the logo.

Who should buy in Dubai Maritime City

  • The investor who wants a brand to do the letting. Furnished branded units are the natural product for short-term and corporate rentals managed by an operator.
  • The buyer who values central position over a mature neighbourhood. The airport and Downtown are close; the district itself is still being finished.
  • The Golden Visa candidate. A single purchase of AED 2 million or more, for example a penthouse or a larger residence, opens the right to apply, subject to the authorities' conditions.

If you want a quiet family neighbourhood with schools and parks at the door, other districts serve that better and we will point you to them.
