Dubai apartments under 1 million AED: what is actually published

In the Orven selection, the lowest published starting price is AED 1.00 million for The Woods Abode, roughly 272,300 USD at the fixed AED-USD parity, subject to availability. Several other studios and one-bedrooms are priced on request and may sit below or above that mark.

In the Orven selection, the lowest starting price currently published by a developer is AED 1.00 million, for a one-bedroom apartment at The Woods Abode, subject to availability. Converted at the fixed parity of 1 USD = 3.6725 AED, that is roughly 272,300 USD, which stays above 200,000 euros as long as the euro is worth less than about 1.36 dollars. Several other studios and one-bedrooms in the selection are priced on request, so their exact position relative to 1 million AED is not public yet.

The one figure that is actually published

Sobha Realty publishes a starting price of AED 1.00 million for a one- or two-bedroom apartment at The Woods Abode, at Sobha Sanctuary in Dubailand, subject to unit availability and to the exact layout you are offered. It is the only unit in the current Orven selection with a published price at or under this level. Everything else described below is either above it, as with Chelsea Residences at AED 2.17 million for a one-bedroom, or simply not disclosed by the developer yet.

Studios and one-bedrooms priced on request

Several projects include studios or compact one-bedroom apartments whose starting price has not been released publicly. That includes Binghatti Skyhall, Binghatti Skyrise, Binghatti Aquarise and One by Binghatti in Business Bay, Binghatti Hillviews in Dubai Science Park, FAUCHON Résidences studios in Jumeirah Garden City, Portside Square studios in Mina Rashid, and the smallest layouts at Sobha Solis and Sobha Orbis in Motor City. Any of these could land above or below 1 million AED; Orven does not estimate a figure the developer has not published. Your adviser requests the current price list for the tower and phase you are interested in and shares it before you commit to anything.

How the AED-to-euro comparison works

The AED-USD rate is fixed by the Central Bank of the UAE at 1 USD = 3.6725 AED, so any AED figure converts to a stable USD amount: AED 1.00 million equals roughly 272,300 USD. The euro-to-dollar rate is not fixed and moves daily, so Orven never quotes a euro figure as a fixed number. The way to read it is directional: AED 1.00 million stays above 200,000 euros for as long as one euro buys less than about 1.36 US dollars, and falls below that mark only if the euro strengthens past that level. Check the current rate with your own bank before comparing a Dubai price to a budget set in euros.

What a 20% reservation payment changes

Where a payment plan is published, such as Coastal Haven's 20% at reservation and 80% at handover, the first payment due is a fraction of the total price, not the whole amount. On a AED 1.00 million unit, a 20% first payment plus the Dubai Land Department's registration fee is a smaller initial outlay than the headline price suggests, though the remaining balance is still due on the schedule agreed with the developer. See our guide on the 20% down payment plan for what that first payment actually covers, and our guide on the minimum budget to buy off-plan in Dubai for how that first payment is typically structured.

Checking today's price before you commit

Published starting prices are a useful reference point, not a guaranteed offer for every unit still available. Floor, view, layout and the sales phase a project is in all move the price within the same tower, and a figure that is "on request" today may be released tomorrow, or never made public at all. If your budget sits near AED 1 million, buying in Dubai with a small budget explains what else, beyond the sticker price, shapes what you can realistically buy.

FAQ

Is there a Dubai apartment in the Orven selection under 1 million AED? The lowest published starting price is exactly AED 1.00 million, for a one-bedroom at The Woods Abode, subject to availability. No project in the selection currently publishes a lower figure.

How much is AED 1 million in US dollars? At the fixed parity of 1 USD = 3.6725 AED, AED 1.00 million converts to roughly 272,300 USD.

Is AED 1 million above or below 200,000 euros? It stays above 200,000 euros as long as the euro is worth less than about 1.36 US dollars. Check the current rate with your bank, since it moves daily.

Could a studio priced "on request" be cheaper than AED 1 million? Possibly, but it is not published, so Orven cannot state a figure. Your adviser requests the current price for the exact unit you are considering.

Does a lower headline price mean a smaller first payment? Not automatically. The first payment depends on the payment plan for that specific project, typically 20% at reservation plus Dubai Land Department fees, confirmed by your adviser before you reserve.
