What documents do you need to buy property in Dubai?

A valid passport is the only identity document required for an individual buyer. Here is the full list, what it grows to if you buy through a company, and when each document is actually needed.

For an individual buyer, a valid passport copy is the only identity document required to reserve and buy an off-plan property in Dubai. There is no residency visa requirement and no local sponsor to arrange. Beyond that single document, what you need depends on how you pay and on the structure you are buying under, individual or company, so here is the complete picture rather than a one-line answer that leaves out the parts that actually slow buyers down.

For an individual buyer

DocumentWhen it is neededWho provides it
Passport copyAt reservationYou
Proof of the origin of fundsBefore your first transferYour bank, in the format it requires
Signed reservation form and sale agreementAt reservationSigned electronically, developer provides the templates
Payment confirmationAfter each instalmentYour bank, forwarded to the developer

The proof of funds is the item buyers most often underestimate. Banks on both ends ask for it before releasing or receiving an international transfer, and it is the single most common reason a first payment takes longer than expected. Preparing it before you reserve, rather than after you sign, is the difference between a purchase that closes in days and one that drags for weeks.

For a company buyer

If you are buying through a company, add the certificate of incorporation, the memorandum or articles of association, a board resolution or power of attorney naming the person authorised to sign on the company's behalf, and identification for that person. If the company is registered outside the UAE, these typically need proper attestation and, where required, translation. See buying through a company for the full explanation of that route.

What you do not need

You do not need a UAE bank account, a UAE residency visa, or a local partner to buy in a designated freehold area. You also do not need to be physically present in Dubai: the reservation form and sale agreement are both signed electronically, which is why buyers in Dakar, Lagos, Paris or Toronto complete this same process entirely from home.

What an Orven adviser checks

Before we send a payment link, we confirm your passport details match the sale agreement exactly, we tell you in advance what proof of funds format your bank is likely to require, and if you are buying through a company, we get the developer's specific document checklist for that project rather than a generic list that might miss something they actually need.

Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with your passport country, and we will confirm exactly what to prepare for the unit you are considering.

FAQ

Do I need to translate my passport? No, a standard passport copy is sufficient for most nationalities. Company documents from outside the UAE are the ones that typically require attestation and translation.

Can someone else sign for me? Yes, with a power of attorney, though in practice electronic signature makes this unnecessary for the reservation and sale agreement themselves.

What is the most common reason documents cause a delay? Proof of the origin of funds prepared after signing rather than before reserving. See how long an off-plan purchase takes for how this affects your timeline.
