Do I pay tax at home on Dubai rental income?

The UAE itself does not tax rental income or capital gains for individuals, but your own country of residence may still tax income earned abroad. Whether that applies to you depends on your local rules, not on Dubai's.

The UAE does not charge personal income tax on rental income or capital gains, so nothing is withheld or collected in Dubai on the rent your property earns. Whether you owe tax on that income at home is a separate question, governed entirely by your own country's tax rules, not by anything Dubai does. Orven cannot answer that second question for you; it depends on where you are considered tax resident and how your country treats foreign rental income.

Why the two questions are separate

A property purchase in Dubai and your personal tax position at home sit in two different legal systems. The UAE side is straightforward: no personal income tax, no capital gains tax on the property itself. The question of whether your home country taxes income you earn abroad, and how, depends on that country's own rules on tax residency, foreign income reporting and any double-taxation treaty it may have with the UAE. Some countries tax worldwide income for their residents regardless of where it is earned; others use different tests. Our guide on property tax in Dubai sets out the UAE side of the picture in more detail.

What determines your situation

Your own tax residency status, generally based on where you live and for how long, usually decides whether foreign rental income needs to be declared and whether it is taxed. This is not something Orven or any Dubai-based adviser can confirm on your behalf; it is a question for a tax adviser licensed in your own country, who can look at your specific residency status, income sources and any treaty that might apply between your country and the UAE.

What we can help with on the Dubai side

Orven can confirm what the UAE itself requires, or does not require, from a property owner: no local income tax filing, no capital gains declaration, and the costs to budget for on the Dubai side, including the Dubai Land Department registration fee of 4% of the purchase price. Our guide on property purchase costs in Dubai sets these out alongside the Oqood registration for off-plan purchases. What we do not do is advise on your tax position at home, since that sits outside UAE law and outside what a Dubai brokerage is licensed to confirm.

What to do before you buy

Speak to a tax adviser in your own country before you complete a purchase, particularly if rental income is a central part of your plan. Ask specifically how foreign rental income is treated under your residency status, and whether a treaty between your country and the UAE affects the answer. Bring that answer into your budgeting alongside the Dubai-side costs your Orven adviser confirms.

FAQ

Does Dubai tax my rental income directly? No. The UAE does not charge personal income tax on rental income or capital gains for individuals.

Does that mean I owe no tax anywhere on my Dubai rental income? Not necessarily. Your own country of residence may tax income earned abroad, depending on its own rules; check with a local tax adviser.

Can Orven confirm my tax position at home? No. We can confirm the Dubai side of a purchase, but your home tax position depends on rules outside UAE law, which only a local adviser can confirm.

Is there a treaty between my country and the UAE that could affect this? Possibly. Some countries have double-taxation treaties with the UAE; a tax adviser in your own country can confirm whether one applies to you.
