Can you resell an off-plan property before handover in Dubai?

Usually yes, once you have paid the share of the price your developer requires before approving a resale. That threshold is set in your contract, not by us, and it varies by project.

Usually yes. Most developers in Dubai allow a buyer to sell an off-plan unit before the building is finished, once that buyer has paid a minimum share of the purchase price. The number that defines "minimum share" is set by the developer and written into your sale agreement, not by Orven, and it is different from one project to another. We do not print a percentage here because doing so would mean guessing at a figure that could be wrong for the exact unit you sign. What we can tell you with certainty is the mechanism, and what to ask your adviser to confirm before you commit to a strategy that depends on reselling early.

How a pre-handover resale actually works

Once you have paid the required share, you notify the developer of your intent to sell. The developer issues a no-objection certificate for the transfer, since the unit is still registered under an off-plan sale and the developer needs to confirm the buyer is eligible to take over the remaining payment schedule. The new buyer then signs a transfer agreement, the sale is recorded with the Dubai Land Department, and the Oqood registration moves to the new owner's name. Your original booking payment and any instalments already paid transfer with the unit; you are not refunded separately by the developer, you are paid by the new buyer as part of the resale price you negotiate.

The example worth understanding: percentage requirements differ by project

Take two Prestige One projects side by side. Coastal Haven runs a 20% at booking, 80% on completion plan. Luxury Canal Residences runs 20% at booking, 45% during construction, 35% on completion. The instalment structure is different, and so, in practice, is how much of the price you will typically have paid at any given point before handover. This is exactly why we do not attach one resale threshold to "off-plan in Dubai" as a category: the answer depends on which project and which stage of its own schedule you are in. Your adviser reads the resale clause in your specific sale agreement and tells you the number that applies to you.

What to weigh before counting on an early exit

An off-plan unit is less liquid than a completed apartment in a known, delivered tower. There are fewer buyers willing to take on a resale before handover, because they inherit the remaining payment obligations and the construction risk along with the unit. Negotiations typically take longer than for a ready property. On top of that, the Dubai Land Department registration fee applies again on the resale transaction, so an early exit carries a real cost that should be part of your return calculation, not an afterthought. If reselling before handover is part of your plan rather than a fallback, say so to your adviser when you choose the project, since some payment structures suit that strategy better than others.

What an Orven adviser checks

Before you sign anything with an early exit in mind, we read the resale and assignment clause of the sale agreement with you, confirm the developer's current no-objection certificate process and any fee attached to it, and check that the project's Oqood registration is active and free of disputes. We also flag, honestly, when a project's payment plan makes an early resale less attractive, rather than let you find that out later.

Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with the project you are considering, and we will walk you through its specific resale terms before you reserve.

FAQ

Is there a fixed percentage I must pay before I can resell? No fixed figure across Dubai. Each developer sets its own threshold in the sale agreement. Your adviser confirms the number for the specific project and unit you are looking at.

Do I get my booking payment back separately when I resell? No. What you paid stays in the transaction; the new buyer pays you as part of the agreed resale price, and the remaining schedule transfers to them.

Does the DLD registration fee apply again on a resale? Yes, on the resale transaction. Factor it into your numbers if an early exit is part of your plan. See Dubai purchase costs for the general fee structure.
