Can I change finishes or layout in an off-plan unit?

Generally no, not before handover. A developer builds to its own published specification, and structural or major layout changes are not typically available to individual buyers. Any changes you make usually happen after handover, with the developer's or owners' association's agreement.

Generally, no: a developer builds an off-plan project to its own published specification, and individual buyers cannot usually request structural changes, a different layout, or a custom finish before the unit is built. Some developers offer limited choices within a published range, such as selecting from a set of finish packages, but this depends entirely on what that specific developer offers for that specific project, and is never something Orven or a buyer can create outside the developer's own process.

Why changes are limited before handover

Building a tower or a community to one consistent specification is part of how a developer manages construction cost, timeline and quality across hundreds of units at once. Allowing individual buyers to request structural changes, a different room configuration, or bespoke materials during construction would disrupt that process for the whole project, which is why most developers do not offer it. What some developers do offer are official options published through their own sales process, for example a choice between finish packages; ask your Orven adviser whether the project you are considering publishes any such options, rather than assuming they exist.

What happens after handover

Once you take handover and the unit is legally yours, cosmetic changes, repainting, replacing flooring, updating fixtures, are generally a matter between you and any renovation contractor you choose, subject to the rules of the building or community's owners' association. Structural changes after handover, such as removing a wall, still typically require approval from the developer or the owners' association, and sometimes from Dubai Municipality, depending on the scope of work. Our guide on handover and snagging in Dubai explains the handover process itself, including the inspection stage where you flag any defects before taking possession, which is the appropriate moment to raise finish-related concerns rather than trying to negotiate a change to the base specification.

Furnishing as the main lever before you move in

For most off-plan buyers, the practical way to personalise a unit is through furnishing and interior fit-out after handover, rather than through changes to the developer's build. Our guide on furnishing and handover preparation in Dubai covers what to plan for once you take possession, which is generally where buyers have the most flexibility.

What to check before you reserve

If a specific finish or layout matters to you, ask your adviser during the reservation stage whether the project publishes any selectable options, and get the answer in writing before you commit funds. Assuming a change will be possible later, when it is not part of the developer's published process, is the most common source of disappointment at this stage.

FAQ

Can I request a different layout before my unit is built? Generally no. Developers build to one published specification; structural or layout changes are not typically offered to individual buyers.

Can I choose between finish packages? Sometimes, if the developer publishes that option for the specific project. Ask your adviser to confirm before you reserve.

Can I renovate after handover? Cosmetic changes are generally between you and your own contractor, subject to community rules. Structural changes typically still need approval from the developer or owners' association.

What is the best way to personalise my unit? Furnishing and interior fit-out after handover is where most buyers have real flexibility, rather than changes to the developer's build itself.
