What is handover and snagging in Dubai off-plan property?

Handover is the point where the developer hands you the keys and title deed. Snagging is the inspection that happens first, listing defects the developer must fix before you sign off. Both can be managed at a distance with a representative on site.

Handover is the moment your off-plan unit is complete and the developer transfers it to you: keys, access, and the paperwork that leads to your title deed being registered at the Dubai Land Department. Snagging is the inspection that happens just before that point, where the unit is checked in detail for defects, unfinished work or anything that does not match the specification in your sale agreement, so those items can be listed and fixed before you formally accept the unit.

What snagging actually covers

A snagging inspection goes through the unit systematically: finishes on walls, floors and ceilings, the fit and function of doors and windows, plumbing and electrical fixtures, fitted kitchen and bathroom elements, and anything the sale agreement specified that appears missing or different. Anything found goes onto a snag list, which the developer is expected to address within a period specified in your contract, before final handover documentation is completed. This is a normal, expected part of buying off-plan, not a sign that something has gone wrong with the project.

Why it matters more when you are buying from abroad

If you cannot be physically present for handover, the snagging inspection is the one moment where being on site actually changes the outcome: defects caught before you sign off get fixed at the developer's cost, while ones noticed after handover are harder to resolve and may fall to you. This is exactly the kind of step that benefits from a representative attending in person on your behalf, checking the unit against the specification, and only signing off once the list has been addressed. What happens after snagging is cleared

Once the snag list is resolved to a satisfactory standard, you complete the final handover paperwork, pay any remaining balance due, and the developer proceeds to register your title deed with the Dubai Land Department. From that point, the unit is legally and physically yours, ready for you to occupy, rent out, or manage as you choose.

What Orven arranges for you

We attend or coordinate a representative for the snagging inspection on your behalf, go through the unit against your sale agreement specification, and only advise you to sign off once any issues are logged and a resolution timeline is agreed with the developer. Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com as your handover date approaches, and we arrange this before you need to travel, if you need to travel at all.

FAQ

Do I need to be physically present for snagging and handover? No. A representative can attend on your behalf, inspect the unit, and report back before you sign off, which is how most of our overseas clients handle this stage.

What if the developer disputes an item on the snag list? Disagreements are resolved against the specification in your sale agreement; your adviser and, where needed, the developer's customer care team work through disputed items before final sign-off.

How long does the developer have to fix snagging issues? This is specified in your sale agreement and varies by developer and project; your adviser confirms the timeline for the specific unit you are buying.

Does snagging delay when I get my title deed? Final registration typically follows completed handover, which includes resolved snagging; addressing issues properly before signing off is usually faster overall than accepting a unit with outstanding defects.
