Buying property in Dubai from Switzerland: steps, transfers and fees, from Geneva or Zurich

The full journey of an investor based in Geneva, Zurich or Lausanne buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from a Swiss bank, DLD fees, Swiss tax to check with an adviser, and the Golden Visa, with Hilton Residences as the worked example.

Why Dubai makes sense for an investor from Geneva or Zurich

A wealth manager based in Geneva, a watchmaking executive in Lausanne or a Zurich entrepreneur who already owns property in Switzerland ask the same question: how to add a rental property outside the Swiss franc, within a regulated and legible framework, without months of travel. Dubai answers with three concrete points. No personal tax on rental income or capital gains in the UAE. An off-plan market supervised by the Dubai Land Department, with a mandatory escrow account. And projects reserved with a first payment of 20%.

The second reason is currency. A Dubai property is priced in UAE dirhams, which track the US dollar. For wealth built up in Swiss francs, another strong currency, diversification here is less about currency strength and more about exiting a single economic zone and a single rental market.

The third reason is structure. Geneva and Zurich are connected to Dubai by direct flights, and part of Orven's Swiss client base is already used to structuring assets abroad with a wealth manager or a family office. The purchase process itself, though, remains entirely remote, with no obligation to travel.

Five steps, all completed remotely

  1. Set the total budget. Unit price, the 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a detailed estimate in UAE dirhams.
  2. Choose the project. A furnished, hotel-branded residence by the sea and a family three-bedroom on Dubai Islands do not target the same tenant. Hilton Residences by Prestige One, in Dubai Maritime City, illustrates the first case.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Swiss passport is enough; no UAE residency is required.
  4. Wire the first payment. It leaves your bank in Switzerland and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a Swiss bank

UBS, PostFinance, Banque Cantonale Vaudoise, Julius Baer and Raiffeisen Switzerland all process international transfers daily. For a Swiss resident, the question is not the bank's technical ability to send the money but the compliance file behind it, since anti-money-laundering checks on transfers to foreign real estate tend to be strict in Switzerland.

Orven does not replace your bank on this point: the bank tells you which supporting documents are required for a transfer of this size. As a rule, prepare:

  • an identity document and proof of address;
  • the signed sale agreement with the developer, including the escrow account details;
  • proof of the origin of funds (savings, professional income, sale of an asset), which the receiving UAE bank also asks for.

The transfer leaves in Swiss francs and arrives in UAE dirhams on the escrow account; your bank, or its correspondent, converts the amount.

Tax on the Swiss side

In the UAE, an individual pays no tax on rental income or capital gains. On the Swiss side, a property held abroad generally enters your cantonal wealth tax declaration, and rent received in Dubai may need to be declared for rate-determination purposes, depending on the rules of your canton of residence. A double taxation treaty exists between Switzerland and the UAE, but its precise application to your situation depends on your canton and your profile. Have these points confirmed by your fiduciary or wealth manager before you reserve. Orven supports the transaction, not your tax filing.

A worked example: Hilton Residences in Dubai Maritime City

Prestige One is developing Hilton Residences in Dubai Maritime City, a waterfront setting 15 minutes from Downtown Dubai, 15 minutes from Dubai International Airport and 25 minutes from Palm Jumeirah. The project offers one- to three-bedroom residences and penthouses, delivered furnished, with an infinity pool, a wellness deck, a cinema lawn, a sky lounge, a city-view work area and a fitness centre. The published payment plan is 20% at reservation, 40% during construction and 40% at handover. Starting price and handover date are provided on request.

For a Swiss investor, the appeal of a hotel-branded residence is practical: the unit suits a furnished rental managed on site, without you having to follow up on maintenance from Geneva or Zurich. The Hilton Residences page shows the current typologies and amenities.

If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

Send your budget and your goal (rental, family base, visa) on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser replies with two or three available units and their actual payment schedule.

FAQ

Do I need a visa to buy in Dubai from Switzerland? No. A valid Swiss passport is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.

Can my bank in Switzerland block the transfer? It applies its own compliance and anti-money-laundering checks, often strict for a foreign property purchase. Present the sale agreement, the escrow account details and proof of the origin of funds; it will tell you what else, if anything, is required.

Do I need to declare this property in Switzerland? Generally yes, in your cantonal wealth tax declaration, with treatment that varies by canton. Have the exact requirements confirmed by your fiduciary.

Can financing cover part of the price? Some UAE banks finance non-residents, subject to the lender's approval and valuation. Your adviser puts you in touch if your profile fits.

What happens if construction is delayed? Off-plan payments sit in a DLD-controlled escrow account and are released against verified progress. Your contract states the expected handover date; read it before you pay.
