Why Chinese investors are turning to Dubai

A fast-growing Chinese community already lives and trades in Dubai, concentrated around International City and Dragon Mart, and a wider circle of mainland investors now treats a Dubai apartment as a way to hold an asset priced in dirhams, fixed to the US dollar, outside the domestic property market. Individuals pay no local tax on rental income or capital gains in the UAE, and every off-plan payment sits in an escrow account controlled by the Dubai Land Department, released only against verified construction progress.

A reservation at Porto View by Emaar, beside the marina at Rashid Yachts & Marina, starts from a published price of AED 1.93 million, subject to availability and unit selection. The process runs remotely, though contracts are drafted in English and an interpreter can join any call with your adviser on request.

Six steps from China to the title deed

  1. Set the total budget. Unit price, the 4% DLD registration fee, developer administrative charges and Oqood registration, priced in dirhams by your Orven adviser.
  2. Choose the project. A marina-facing apartment suits a buyer prioritising a waterfront setting; a Creek-facing address suits one planning a future base closer to the city centre.
  3. Reserve electronically. The reservation form and sale agreement are signed online with a copy of your Chinese passport.
  4. Transfer the deposit. The payment leaves your Chinese bank, or an account held abroad, and lands in the project's escrow account at a UAE bank.
  5. Register on Oqood. The Dubai Land Department records your unit against the developer's title.
  6. Track construction. The DLD's Project Status Enquiry service shows verified progress until the title deed is issued in your name.

Sending the transfer from China

Bank of China, ICBC and China Construction Bank all process outbound international transfers, within the limits and approvals set by China's own foreign exchange rules. Orven does not stand in for your bank on this point: the State Administration of Foreign Exchange sets the ceilings and documentation that apply to your transfer, so confirm the current requirements with your bank or a specialist adviser before reserving. Some buyers instead fund the purchase from a dollar or Hong Kong account held abroad, where one is available, which can simplify the payment.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). What mainland China expects on income or gains held abroad is a question for a Chinese tax adviser, since it depends on your personal tax residence and reporting obligations. China runs four hours ahead of Dubai, so a morning call in Shanghai or Beijing still reaches your adviser during the Dubai working day.

Three projects that fit different Chinese profiles

Porto View by Emaar places apartments and townhouses beside the marina at Rashid Yachts & Marina, with an infinity pool and landscaped gardens, from AED 1.93 million, subject to availability.

Fior 1, in the same waterfront community, brings one- to three-bedroom apartments from AED 2.2 million, a developer-advertised starting price subject to confirmation, with a marina-view infinity pool and landscaped outdoor spaces.

Valia by Emaar, at Dubai Creek Harbour, starts from AED 1.96 million, subject to availability, with views across the Creek and Ras Al Khor Wildlife Sanctuary, a fit for a buyer who prefers a setting closer to Downtown Dubai.

Send your budget and your objective to WhatsApp +971 52 776 1939 or sales@orvenproperties.com. An adviser replies with units actually available and a confirmed payment schedule.

What happens once you reserve

Once your deposit clears in the project's escrow account, the Dubai Land Department records the unit against the developer's title through Oqood, and your adviser takes over the rest of the schedule: a reminder ahead of each instalment, construction progress checked against the DLD's public registry, and a direct WhatsApp line for anything specific to your file.

A Chinese buyer new to the Dubai market sometimes asks why the starting price of a project is published while others on the same page carry no figure. The answer is simple: Orven only quotes a number confirmed on the developer's own official page, and anything not yet published is noted as on request rather than estimated.

FAQ

Do I need to visit Dubai before reserving from China? No. The reservation, sale agreement and escrow payment can all be completed remotely, with a copy of your passport and an electronic signature.

What foreign exchange rules apply to a transfer from China? China's own foreign exchange authority sets the limits and documentation for outbound transfers; confirm the current rules with your bank before reserving.

Can a Chinese buyer get financing from a UAE bank? Some non-residents qualify, subject to the lender's approval and a valuation of the unit.

Does the purchase support a Golden Visa application? A property worth AED 2 million or more, alone or combined with other units, can support an application under conditions set by the authorities.

Is the published starting price guaranteed for any unit I choose? No. It reflects the developer's advertised entry point at the time of verification; your adviser confirms the current price and availability for the specific unit you want.
