Buying property in Abu Dhabi from Nigeria: islands, projects and process
A practical guide for an investor based in Lagos or Abuja looking at Abu Dhabi: the islands and the nine projects in the collection, the legal framework, DARI fees and the Golden Visa.

Abu Dhabi, seen from Lagos or Abuja
Nigerian investors who have already looked at Dubai are increasingly widening their search to Abu Dhabi, the UAE capital on the coast southwest of Dubai. Its new residential addresses sit on specific islands: Saadiyat (the cultural district and its beaches), Yas (the leisure island), Al Reem (next to the Al Maryah business district), and the newer Al Jubail, Ramhan and Al Hudayriyat. This guide sets out what is actually on offer in Orven's Abu Dhabi collection, and what needs confirming before you reserve from Nigeria.
Nine projects, three published entry prices
The remaining six are priced on request:
| Project | Developer | Island | Entry price |
|---|---|---|---|
| Sei Saadiyat | Aldar Properties | Saadiyat | Price on request |
| SENSI | Reportage Properties | Saadiyat | From AED 2.8M |
| Talay at Marsa Al Saadiyat | Aldar Properties | Saadiyat | Price on request |
| Manchester City Yas Residences | Ohana Development | Yas | Price on request |
| Yas Park Place | Aldar Properties | Yas | Price on request |
| Muheira | Modon Properties | Al Reem | From AED 1.6M |
| Nawayef East | Modon Properties | Al Hudayriyat | From AED 6.6M |

| Ramhan Island | Eagle Hills | Ramhan | Price on request |
Payment plans and exact delivery dates are confirmed by your adviser for each project. See the full collection on the Abu Dhabi destination page and the destinations overview.
The legal framework: what a Nigerian buyer can actually own
Abu Dhabi's Law No. 19 of 2005, amended in April 2019, gives non-UAE nationals, individuals and legal entities, the right to own all original and in-kind real rights in properties located in "investment areas" specifically, not across the emirate generally. Outside those areas, ownership stays reserved to UAE nationals, public companies below a 49% foreign stake, and parties designated by decision. The Abu Dhabi Real Estate Centre (ADREC) reports 50 investment zones in total, including 8 approved in the first half of 2026, plus an older u.ae list of 9 zones: Yas, Saadiyat, Reem, Al Maryah, Lulu, Al Raha Beach, Sayh Al Sedairah, Al Reef and Masdar City.
By developer statement, not a land-authority list, Al Hudayriyat, Nawayef East and Al Reem are described by Modon as freehold, open to all nationalities, and Al Jubail Island is described by its own official site as 100% foreign ownership. Ramhan Island has no sourced statement on its foreign-ownership regime that we could find, so treat that one as "confirm with your adviser."

DARI fees and who pays them
For an off-plan unit, the developer alone registers the sale on the DARI platform run by ADREC, at 2% of the sale price for ownership or 1% for musataha, plus a 400 AED e-services fee (excluding 5% VAT), with a 10,000 AED penalty for the developer if the sale is not registered within 21 days, and a project escrow account required throughout. Who actually pays that 2%, buyer, developer, or a split, is set out in the sale and purchase agreement (SPA) itself, not by a fixed rule. As an illustration: 2% of AED 1.6 million is AED 32,000. For a completed unit, registration costs 2% of the contract value plus an 875 AED e-services fee. Agency commission and service charges are not published and are confirmed by your adviser.
The Golden Visa from Nigeria
The federal rule (ICP, u.ae) sets a threshold of AED 2 million for a property, subject to conditions confirmed with the authorities, with no fixed visa duration stated here. In the collection, SENSI (from AED 2.8M) and Nawayef East (from AED 6.6M) clear that threshold at entry price; Muheira (from AED 1.6M) sits below it at entry price, though a larger unit in the same project could clear it. Our guide on the Golden Visa's AED 2 million property threshold covers the federal rule itself.
From Nigeria: transfers, tax and distance
A transfer from a Nigerian bank to the escrow account of an Abu Dhabi project is subject to Nigeria's own foreign exchange rules and your bank's procedures: confirm the applicable limits, documentation and fees directly with your bank before planning a payment schedule. Nigerian tax treatment of a property held abroad depends on your personal tax residence and is confirmed with a Nigerian tax adviser, not with Orven. Your Orven adviser is based in Dubai and follows the entire file remotely, with no need to travel to reserve, sign or register the unit.
