Buying an off-plan unit in Dubai from Hong Kong is done entirely at a distance: reservation, signing the contract, making payments and tracking the project's progress require no trip. The main adjustment is the time difference across time zones, which shifts your calls with the developer and your adviser into certain windows of your day rather than removing them.

Step 1: choose the project and reserve

Once you choose a project, Hilton Residences at Dubai Maritime City or another project in the Prestige One collection, you reserve the unit with a first instalment, 20% of the price for most of these projects. This reservation can be confirmed by electronic signature, without travel, once your Orven adviser has shared the project's details, price on request depending on the project.

Step 2: sign the sale and purchase agreement

The sale and purchase agreement (SPA) sets the price, the payment schedule and the handover conditions. If you prefer not to sign every document yourself while in Hong Kong, a power of attorney can be arranged so an authorised person signs on your behalf in Dubai, with a scope confirmed case by case with your adviser and, if needed, a legal professional.

Step 3: pay into the escrow account

Each instalment set out in the contract is wired from your Hong Kong bank into the project's escrow account, controlled by the Dubai Land Department (DLD). For an off-plan project, this registration goes through the Oqood system, with fixed fees confirmed in the contract. No currency conversion is guaranteed in advance; your own bank applies its own rate at the time of the transfer.

Step 4: track construction progress

The DLD's public "Project Status Enquiry" service lets you track a registered project's progress. Your Orven adviser keeps you informed at every meaningful milestone, even remotely, and can share official documents related to progress when they become available.

Step 5: handover and title registration

At handover, the remaining balance is paid according to the agreed schedule, then the title is registered in your name with the DLD. This final step also does not require your systematic physical presence; the exact arrangements are confirmed with your adviser when the time comes.

What your bank will ask for

Alongside the steps above, your Hong Kong bank will apply its own know-your-customer checks before processing a significant international wire toward the escrow account. Prepare documentation of the source of funds, account statements, proof of an asset sale, or salary records, well before the first instalment is due, so the reservation itself is not delayed by a banking formality.

What still needs case-by-case confirmation

Certain steps, an identity check a bank specifically requires in person, or a document that needs an original signature rather than an electronic one, remain exceptions rather than the rule. Treat these as points to plan around with your adviser rather than an obstacle to buying remotely.

Comparing projects before you commit

Before reserving a specific unit, compare the payment rhythm across two or three Prestige One projects at once. Hilton Residences and FAUCHON Résidences follow a 20/40/40 plan, Sanctuary Residences follows 20/45/35, and Coastal Haven concentrates the price into a 20/80 structure. None of these is presented as better than another; the right fit depends on how you prefer to spread payments across the construction period and on which district suits your plans for the unit.
