Best off-plan projects in Dubai 2026 for a second home

A second home works differently from a rental unit: waterfront setting, on-site services, and management while you are away matter more than yield. Here is how the Orven collection compares on that basis.

A second home in Dubai is judged on a different basis from a pure rental play: a waterfront or marina setting, services you can actually use during your stay, how the building is managed while you are away, and whether a unit comes furnished. This guide compares the projects in the Orven collection against those criteria, not against a rental yield.

How we selected these projects

Selection is limited to the Orven collection. We compared projects on: waterfront or marina positioning, published on-site amenities relevant to a second-home lifestyle (pools, wellness, leisure spaces), what is published about management while the owner is away, and whether furnishing is confirmed. Where FACTS does not publish a detail, we write "on request", including furnishing status for every project below.

Who each project tends to suit

Coastal Haven suits a buyer who wants a straightforward 20/80 schedule and a beach-oriented Dubai Islands setting. Luxury Canal Residences suits a buyer who prefers canal views and a more gradual payment schedule on the same island. The Meriva Collection suits a buyer looking for a beachfront position with a wider typology range, including select larger beachfront units. Hilton Residences suits a buyer who values a branded address and waterfront setting in Dubai Maritime City. Bay Estate suits a buyer who wants a villa or townhouse with direct access to lagoons and a beach club, paying average prices rather than a published "from" figure. Fior 1 suits a buyer who prefers a marina lifestyle at Rashid Yachts & Marina with a confirmed starting price.

Setting and amenities in more detail

Coastal Haven and Luxury Canal Residences share the same Dubai Islands setting but differ in outlook: Coastal Haven faces the open coastline with an outdoor cinema and sports courts, while Luxury Canal Residences faces the canal with a residents' lounge and a badminton court. The Meriva Collection sits on the same island with a wider typology range and a pet park among its published amenities, which neither Coastal Haven nor Luxury Canal Residences publishes. Hilton Residences, in Dubai Maritime City, publishes a cinema lawn and a city-view work area alongside its pool and wellness deck, amenities aimed at an owner who treats the unit as a part-time base rather than a full-time rental. Bay Estate's published amenities include two private lagoons and a beach club with its own gym and restaurant, while Fior 1 centres its amenity offer on a marina-view infinity pool and landscaped gardens closer to the water's edge.

Furnishing and management while you are away

None of the projects above has a published furnishing package or a confirmed remote-management service in our FACTS sheet; this is confirmed by the developer and your adviser project by project, closer to handover. If staying occasionally and renting out the rest of the year is part of your plan, see our guide on a second home in Dubai: personal use and rental for how owners typically structure that split, without any rent figure attached to a specific project.

Payment plans: three of the six are published

Coastal Haven's 20/80, Luxury Canal's 20/45/35 and Hilton's 20/40/40 are confirmed in writing. The Meriva Collection, Bay Estate's villa schedule aside, and Fior 1 have not published a full plan on their official pages; your adviser confirms the current schedule before you reserve.
