What Bay Estate is

Bay Estate is a villa and townhouse community by Nakheel on Dubai Islands, sold off-plan. Nakheel is the developer behind Palm Jumeirah, Palm Jebel Ali and Dubai Islands itself, which places Bay Estate inside a masterplan the same company controls end to end.

The community is organised into three districts. Cala sits along the waterfront, Verda is built around the parks and green spaces, and Agora is arranged around the shared clubs and social facilities. Nakheel launched the first phase in Verda, and the other two districts follow the same low-rise, family-oriented design.

The renderings published for Bay Estate, including the one on this page, are the developer's own computer visualisations, not photographs of the construction site.

Dubai Islands: the setting

Dubai Islands is a five-island development covering roughly 17 square kilometres, with more than 20 kilometres of beachfront, including one Blue Flag beach, all connected by the Infinity Bridge. Bay Estate occupies a low-density corner of that masterplan, built around villas and townhouses rather than towers.

Nakheel's brochure gives drive times from Bay Estate: the airport in 18 minutes, J1 Beach in 20 minutes, Burj Al Arab, Burj Khalifa and DIFC in 28 minutes, and Palm Jumeirah in 32 minutes. For a buyer weighing a villa on the islands against an apartment closer to the centre, these are the figures to compare against your own routine.

Our Dubai Islands district guide and our guide to apartments for sale on Dubai Islands cover the wider island, useful if you are also weighing an apartment against a villa on the same address.

Unit types: townhouses, villas and plots

Bay Estate covers a wide range of low-rise formats, from a compact townhouse to a beachfront plot for a custom build:

  • Three-bedroom townhouses, built as 4-plex or 6-plex blocks over two levels.
  • Four-bedroom townhouses, in the same 4-plex or 6-plex format.
  • Four-bedroom semi-detached villas, ground plus one storey (G+1).
  • Four-bedroom semi-detached "Plus" villas, ground plus two storeys (G+2), with an additional floor holding a multi-purpose room and a study.
  • Four-bedroom garden villas, the largest standard format published.
  • Waterfront and beach building plots, for buyers who want to design and build their own home.

Private pools appear in some of the developer's renderings but are not included in the standard build. A buyer who wants one adds it separately, at their own cost, as set out in the brochure.

Average prices and sizes

The figures below come from the developer's price grid, shared with Orven on 27 September 2026. They are averages, not starting prices: every plot and every unit is priced individually, and the average can sit above or below the final figure for a specific home. Send your brief to your adviser for the exact price and plot attached to a live unit.

Nakheel has not published the total number of units, an official launch date or service charges for Bay Estate. No developer page and no recognised press coverage carried these figures as of 27 September 2026, so treat any number quoted elsewhere as unverified. Ask your adviser to confirm the current release and the exact unit attached to any quote.

Amenities the brochure lists

Nakheel's brochure describes a substantial amenity base spread across the three districts, built around two swimmable private lagoons with a yoga terrace at their centre. Around them:

  • A beach and beach club, with a gym, a pool, dining and a children's area.
  • A marina and a waterfront promenade.
  • Two clubhouses, each with its own pool, plus additional community pools.
  • Multi-sport courts, a gym and a café.
  • A multi-purpose hall, parks, lawns and playgrounds.
  • A retail plaza and a mosque.

This is a community built for daily life on site rather than a compact investment product. It suits a family that wants to live in the villa, more than a buyer chasing short-term rental turnover.

The payment plan, in brief

Nakheel splits the villa and townhouse plan roughly 20/40/40 across eight instalments from October 2026 to an estimated handover in January 2031. Building plots follow a different schedule, paid in full by the end of 2029. We cover both schedules, with a worked example on a published average price, in a separate payment plan guide. This page focuses on the project itself; ask your adviser for the current instalment dates before you reserve.

Every instalment is paid into an escrow account controlled by the Dubai Land Department, never directly to the developer. Our guide on whether you need to open the escrow account yourself explains how it works before you commit funds.

Who Bay Estate suits

Three profiles come back regularly for this community:

  • A family from Lagos, Riyadh or Paris that wants a standalone home with room for children, and values the parks and clubhouse facilities in Verda and Agora over a beachfront address.
  • A buyer targeting the waterfront, drawn to Cala's location or to a plot for a custom build, comfortable planning for a 2031 handover on a project without a published unit count.
  • An investor comparing Bay Estate against an apartment covered in our Dubai Islands apartments guide, deciding on lifestyle and ticket size rather than yield alone.

Rental income and capital gains are not taxed for individuals in the UAE, but your country of residence may tax them; check with your own adviser.

Reserving from abroad

  1. Send your budget and preferred unit type, townhouse, villa or plot, on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com.
  2. Orven returns the current release, floor plans and the exact price and plot size of matching units.
  3. You sign the booking form and the sales agreement electronically, with a copy of your passport.
  4. The first instalment goes by bank transfer to the escrow account; prepare the proof of source of funds your bank will request.
  5. Nakheel registers the sale with the Dubai Land Department, and your adviser follows the construction milestones with you through to the estimated January 2031 handover.

Orven charges the buyer nothing; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). See the current release on the Bay Estate project page and read more about the developer on the Nakheel page. If you are still deciding between communities, our Find Your Home tool narrows the selection to your budget and profile.
