Who manages my Dubai property when I live abroad?
A property management company handles the day-to-day, marketing, tenants, maintenance and Ejari, while you keep the decisions on rent-setting, lease terms and any sale. Orven introduces you to management options; we do not manage the unit ourselves.

If you live abroad, a property management company typically handles the day-to-day running of your unit: marketing it, screening tenants, registering the tenancy through Ejari, collecting rent and coordinating maintenance. You keep the decisions that matter, setting the rent, choosing a tenant, agreeing lease terms or deciding to sell, while the manager executes on your behalf.
What a property manager typically does
A management company markets your unit to prospective tenants, handles viewings, drafts and registers the Ejari tenancy contract, collects rent on a schedule you agree, and arranges routine maintenance or repairs. Some also handle service charge payments to the building on your behalf, coordinated with you rather than decided independently. This is the standard structure for owners who are not resident in Dubai and cannot handle these tasks in person.
What stays your decision as owner
Rent-setting, tenant approval, lease renewal terms and any decision to sell remain yours. A property manager executes within a mandate you give them, not independently of you. If you want more control, some owners choose to handle tenant selection themselves and use a manager only for maintenance and Ejari registration; the split is negotiable with whichever manager you appoint. Our guide on renting out a Dubai property from abroad covers this division of responsibilities in more detail.

Costs that come with property management
Management fees, and any service charges tied to your building, are set by the management company and the building's owners' association respectively, and confirmed at contract stage rather than quoted here as a fixed figure. Our guide on service charges in Dubai explains what those charges typically cover and who is responsible for paying them.
What Orven organises for you
We are not a property management company ourselves, but we introduce owners in our network to management options once handover approaches, and we stay available if a question comes up that a manager cannot answer directly. This applies whether you plan to occupy the unit yourself later or rent it out from day one. Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com as your handover date approaches and we will talk through what managing your unit from abroad involves.
