What currency are Dubai property prices listed in?

Every price, contract and payment instalment for a Dubai property is set in UAE dirhams (AED). If you earn or hold funds in euros, CFA francs, naira or pounds, your bank converts at the transfer, and Orven does not quote or guarantee any exchange rate.

Every price you see for a property in Dubai, along with the sales contract, payment plan and each individual instalment, is denominated in UAE dirhams (AED). If your income or savings are in euros, CFA francs, naira, pounds or any other currency, your own bank converts the amount at the time you send each transfer, and that conversion is entirely between you and your bank, not something Orven sets, quotes, or guarantees.

What this means practically for each payment

Because contracts and instalments are fixed in AED, the amount in your home currency can differ slightly from one payment to the next, depending on the exchange rate your bank applies on the day of transfer. This is a normal feature of any international purchase, not something specific to Dubai, and it is worth checking with your bank how they calculate the rate and any conversion fee before sending a significant transfer. Our guide on sending money to Dubai for a property purchase covers how these transfers are typically structured, including where the funds land, in an escrow account for off-plan purchases.

Why Orven does not quote exchange rates

We do not have visibility into your specific bank's rate, fees, or timing, and any exchange rate we might mention would be an estimate rather than what you actually receive at the moment of transfer. What we do confirm clearly is the AED amount due at each stage of your payment plan, so you know exactly what to convert and when, even if the amount in your own currency shifts slightly with market movements.

Planning around currency movement

If your payment plan spans many months or years, as most construction-linked plans do, currency movement between your currency and the dirham over that period is a real factor to plan for, separate from the property's own value. Some buyers choose to convert and hold funds in AED ahead of a due date to remove that uncertainty; this is a decision to make with your own bank or financial adviser, not something we recommend generally.

How Orven supports you on this

We confirm every price and instalment in AED, in writing, well ahead of each due date, so you have time to arrange the transfer and check your bank's conversion terms. Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com with questions about a specific payment, and we will confirm the exact AED amount due.

FAQ

Can I pay in my own currency instead of AED? No, contracts and instalments are set in AED; your bank converts from your currency at the point of transfer.

Does Orven guarantee an exchange rate for my payments? No, exchange rates are set by your bank at the time of each transfer, not by Orven or the developer.

Will the amount in my home currency stay the same for every instalment? Not necessarily; it can vary with exchange rate movements even though the AED amount stays fixed as agreed in your contract.

Is there a cheaper way to convert and send money to Dubai? This depends on your bank and country; ask your bank about transfer and conversion fees, and confirm the correct escrow account details with your adviser before sending.
