What Valia is

Valia is Emaar's residential tower on a mixed-use podium at Dubai Creek Harbour, on Creek Island. The building faces the district's retail and leisure hub, and looks toward the future blue metro line that Emaar has announced for the area. A tall-ceilinged lobby, high glazing and an aluminium facade set the tone at ground level, above a podium built around an amenities floor the developer describes as "swim, play, relax, gather, move, connect".

Typologies run from one to four bedroom apartments, and every unit comes with a balcony. Orientation is the main variable to discuss with your adviser: some units face Dubai Creek and the water, others the wider city skyline, and others the landscaped park inside the development. Tell your adviser which outlook matters to you before you look at floor plans, since it changes the price within the same bedroom count.

The renderings Emaar publishes for Valia are the developer's own visualisations of the tower, podium and surrounding masterplan. Emaar's amenities floor at Valia is built around six functions, and the facilities published under that programme are:

That is a wide spread for a single amenities level, closer to a small community club than a rooftop pool deck. Anything the brochure does not spell out, such as exact opening hours or access rules for the padel court, is confirmed by your adviser once you are looking at a specific unit.

Where Valia sits in Dubai Creek Harbour

Dubai Creek Harbour is one of Emaar's largest waterfront masterplans, and Creek Island is one of its residential districts. Valia's immediate surroundings include Creek Marina and, further along the waterfront, the Ras Al Khor Wildlife Sanctuary, home to a resident flamingo population. Emaar has also announced a Dubai Square Mall for the wider district, alongside the future blue metro line the Valia podium faces.

Price, payment plan and handover

The AED 1.96 million starting price comes from Emaar's official Valia page and is marked as subject to availability, meaning it applies to specific units at the time it was published rather than to every unit in the tower. Emaar has not published a payment schedule or a handover date for Valia on that same page, so both are confirmed by your adviser from the sales documents in force on the day you ask, rather than figures Orven can guarantee here. We do not repeat numbers found on third-party listing sites for this reason.

Every off-plan payment for Valia goes to an escrow account for the project, controlled by the Dubai Land Department, and you can check the project's registration through the DLD's Project Status Enquiry service. On top of the price, budget the DLD registration fee of 4%, the fixed Oqood registration fee for an off-plan purchase, and Emaar's administrative charges. Bank financing for part of the price is possible for some non-residents, always subject to the lender's approval.

Reserving Valia from abroad

5. Emaar registers the sale with the DLD, and your adviser follows the construction milestones with you until the title deed is issued.
