Talay at Marsa Al Saadiyat is Aldar Properties' villa community inside Marsa Al Saadiyat, a larger waterfront masterplan on Saadiyat Island. It is the first community Aldar has launched within that masterplan, and its commercial launch took place on 23 September 2026. This guide sets out what Talay publishes today. See the Talay project page for current availability, and the Abu Dhabi destination page for the wider island it sits within.

The villas on offer

Talay comprises 351 standalone villas across three typologies, 4, 5 and 6-bed homes, ranging from 502 to 634 square metres. Each home sits within a landscaped setting built around canals inspired by the traditional falaj irrigation channel, with an outdoor majlis and direct beach access. A school is planned on site, and the community's screens and a fountain feature were designed by Emirati artist Abdalla Almulla. Price and the exact payment plan are both on request at this stage.

Marsa Al Saadiyat, in brief

Aldar describes Marsa Al Saadiyat as the newest phase of Saadiyat Island's development, a waterfront masterplan of 6.4 million square metres with 8 kilometres of coastline and three schools planned across the wider community. An underground Etihad Rail station is planned within the district, according to the project page, though no date has been attached to it. Talay is the first community to actually launch within that masterplan; the rest of Marsa Al Saadiyat's eventual programme is not yet public.

No payment plan has been published for Talay. Aldar's other current Saadiyat project, Sei Saadiyat, also keeps its plan on request, so this reflects how Aldar is currently marketing its Saadiyat launches rather than a gap specific to Talay.

Who Talay suits

  • A buyer planning a standalone family villa, rather than an apartment, with direct beach access and a planned on-site school, distinct from the apartment-led projects elsewhere in Orven's Saadiyat collection.
  • A buyer drawn to the falaj-inspired landscaping and the Abdalla Almulla art feature, a design identity specific to Talay rather than shared across the wider Aldar portfolio.
  • A buyer comfortable committing early to a first-launched community, since Talay is the first phase to go to market within the larger Marsa Al Saadiyat masterplan, with the rest of the masterplan's programme not yet confirmed.

How Talay compares to the other two Saadiyat projects

Of the three projects in Orven's current Saadiyat collection, Talay is the only one built around standalone villas rather than apartments; Sei Saadiyat and SENSI both offer apartment or apartment-plus-townhouse formats. Talay and Sei Saadiyat share the same developer, Aldar, and both remain price on request, while SENSI, from Reportage Properties, is the only one of the three with a published starting price of AED 2.8 million. Talay's falaj-inspired canals and Abdalla Almulla art feature are specific to this community rather than shared with Sei Saadiyat's zen-garden amenity programme.

Ownership and registration

Saadiyat Island sits on the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other real estate rights. The exact ownership regime for a Talay villa is confirmed on the sale and purchase agreement and the DARI certificate once pricing is published, rather than assumed from the island's general status. For an off-plan registration, Abu Dhabi's DARI platform requires the developer to register the sale within 21 days of the sale date, with a 2% registration fee for full ownership, plus a 400 AED electronic services fee before VAT; who ultimately pays the fee is set out in the sale contract. A developer who misses the 21-day registration window faces a 10,000 AED penalty, and the project is required to hold a dedicated escrow account for buyer payments. Our guide on the Golden Visa's AED 2 million property threshold covers the federal residency rule, which cannot yet be assessed against a Talay villa since the project remains price on request.
