Who Nakheel is

Nakheel is the master developer behind three of Dubai's best known waterfront masterplans: Palm Jumeirah, Palm Jebel Ali and Dubai Islands. Rather than building a single tower or community, Nakheel shapes the land itself, the island structures, the road networks and the public infrastructure that other projects, including its own, are built on. This guide covers what an investor needs to know about Nakheel through the one Nakheel project currently in the Orven selection, Bay Estate on Dubai Islands, without listing figures Nakheel has not published.

Dubai Islands: the masterplan behind Bay Estate

Dubai Islands is Nakheel's newest island development, a set of five islands covering around 17 square kilometres, with more than 20 kilometres of beaches, including one beach with Blue Flag certification, connected across the masterplan by the Infinity Bridge. It is built as a mixed setting, combining low-rise house and villa districts with apartment towers from several developers, retail, hospitality and public beach access.

Within this masterplan, Nakheel develops Bay Estate directly, a community of townhouses, semi-detached villas, garden villas and land plots spread across three districts, Cala on the waterfront, Verda around the parks, and Agora around the shared clubs. Nakheel has not published the total number of units at Bay Estate, nor an official launch date; Orven does not repeat figures found only on broker websites, and confirms the current release with you before you reserve.

Bay Estate: Nakheel's project in the Orven selection

Bay Estate is the entry point for an investor comparing Nakheel to other developers in Orven's selection. Its price list, shared with Orven on 27 September 2026, gives average prices by unit type: a 3-bedroom townhouse from an average AED 5.9 million, up to a garden villa at an average AED 10 million, and land plots at an average AED 18 to 20 million. These are averages, not starting prices; each unit has its own confirmed price. The payment schedule for villas and townhouses runs roughly 20/40/40 across eight instalments to an estimated January 2031 handover, while land plots follow a separate schedule, fully paid before the end of 2029.

The community's amenities, as described in Nakheel's brochure, include two swimmable lagoons, a beach club, a marina and promenade, two clubhouses, multi-sport courts, a gym, a mosque and a retail plaza. Private pools shown on some renders are not included in the standard build. Our Bay Estate project guide and payment plan guide cover the full detail, unit by unit.

How Nakheel differs from a single-project developer

Because Nakheel is behind the island itself, a Bay Estate purchase sits inside infrastructure the same company also controls: the roads, the bridge connecting the islands, and the public beach frontage. This is a structural point about how the masterplan is organised, not a claim about pricing, delivery speed or investment performance, none of which Nakheel has published for Bay Estate beyond the figures above.

Buying a Nakheel project remotely

Reservation, payment and registration for Bay Estate do not require a trip to Dubai. The steps are the same as for any off-plan purchase in Dubai:

  1. Send your budget and preferred typology to your Orven advisor, on WhatsApp or by email.
  2. Receive the current release, floor plans and the confirmed price for the units that match.
  3. Sign the reservation form and sale contract remotely, with a copy of your passport.
  4. Transfer your first instalment into the project's DLD-controlled escrow account.
  5. Nakheel registers the sale with the Dubai Land Department; your advisor follows construction progress with you until the estimated handover.

Wherever you are buying from, your bank's own process for an international transfer and any tax treatment in your country of residence should be checked with your own bank and advisor; Orven does not quote figures on either.
