Marsa Al Saadiyat is a waterfront masterplan on Saadiyat Island, described by Aldar Properties as the newest phase of the island's development. It is a larger plan than any single project within it, and at the time of writing only one community, Talay, has actually launched inside it. This guide separates what Aldar publishes about the masterplan itself from what has concretely come to market. See the Talay project page for the one community currently available, and the Abu Dhabi destination page for the wider island.

What Aldar publishes about the masterplan

Aldar describes Marsa Al Saadiyat as covering 6.4 million square metres, with 8 kilometres of coastline and three schools planned across the wider community. An underground Etihad Rail station is also planned within the district, according to the project page, without a date attached to it. These are masterplan-level figures describing the eventual scale of the development, not a confirmed list of every community, building or amenity that will exist within it.

What has actually launched: Talay

Talay at Marsa Al Saadiyat is the first, and currently only, community Aldar has brought to market within the masterplan. It comprises 351 standalone villas, 4, 5 and 6-bed homes of 502 to 634 square metres, built around falaj-inspired canals, with direct beach access, an outdoor majlis, a planned on-site school and an art feature by Emirati artist Abdalla Almulla. Its commercial launch took place on 23 September 2026, with delivery set for Q4 2030. Price and the exact payment plan remain on request.

What's confirmedWhat's a masterplan-level figure
Talay: 351 villas, launched 23 September 20266.4 million square metres total masterplan area
Talay delivery: Q4 20308 kilometres of coastline
Talay price: on requestThree schools, one Etihad Rail station planned

What this distinction means for a buyer

Treating a masterplan-level figure as if it described your specific purchase is one of the more common ways buyers overestimate certainty on a new development. The 6.4 million square metres, the 8 kilometres of coastline and the three planned schools describe Marsa Al Saadiyat as a whole, once fully built out over what is likely to be several phases; none of that is a commitment about Talay's own delivery date, amenities or school, which are confirmed separately on Talay's own project page. The planned Etihad Rail station is the same kind of figure: a feature of the district as described by Aldar, with no date and no confirmed effect on any specific property.

Questions to ask before you commit

  • Is this masterplan-level context, or a commitment specific to the unit I am buying? Ask your adviser to separate the two explicitly for any feature mentioned to you.
  • Which future phases of Marsa Al Saadiyat are actually launched, versus planned for later? At the time of writing, Talay is the only one on the market.
  • What is confirmed about the planned school and the Etihad Rail station, beyond their mention in the masterplan description? Neither carries a published date.

Ownership and registration at the masterplan's current stage

Saadiyat Island, and therefore Marsa Al Saadiyat, sits on the historical list of investment areas published on the UAE's official portal, u.ae, where non-UAE nationals can hold ownership and other real estate rights. That status describes the island as a whole; the exact ownership regime for a specific Talay villa, full ownership rather than usufruct or musataha, is confirmed on the sale and purchase agreement and the DARI certificate once pricing is published, the same principle that will apply to any future phase of the masterplan once it launches. For an off-plan registration, Abu Dhabi's DARI platform requires the developer to register the sale within 21 days of the sale date, with a 2% fee for full ownership plus a 400 AED electronic services fee before VAT, and a dedicated escrow account for the project. None of this changes as Marsa Al Saadiyat grows beyond Talay; it is the standard framework for any off-plan sale once a given phase is priced.
