How Orven verifies the facts behind every project
Every figure Orven publishes comes from a developer's official page or the DLD, checked on a specific date. What we verify, how we check it, and what we refuse to state as fact even when a buyer wants a number.

Every project description, payment plan and amenity list Orven publishes traces back to a source we can point to: a developer's official page, or the Dubai Land Department's own registers, checked on a specific date we keep on file. If a figure is not confirmed there, we mark it "on request" rather than fill the gap with an estimate.
Where our facts come from
For each project, we start from the developer's own official page, the same page a buyer could open independently, and record the payment plan, unit typologies, amenities and location details exactly as published there. We note the date we checked it, because developer pages change as projects move through construction and sales phases, and a figure confirmed months ago can be superseded by a newer one. When a detail is not published, whether a starting price, a delivery date, or a specific payment split, we say "on request" and confirm it with your adviser directly rather than estimating from a comparable project.
Checking registration independently
Beyond the developer's own marketing pages, we verify a project's registration status using the Dubai Land Department's Project Status Enquiry service, which shows a project's registration and completion percentage independently of what any sales team states. This is the same public tool available to you, and we encourage buyers to run the same check themselves before reserving, not to rely solely on our word or the developer's.
What we refuse to state as fact
We do not quote a rental yield, a resale value, or a projected return on any project, because no one, developer, broker or adviser, can respectably claim that as a fact rather than an estimate. We do not state a delivery date the developer itself has not published, and we do not confirm a payment plan structure until it appears on the developer's own materials or is confirmed to us in writing for the specific unit you are considering. When a buyer asks us directly for a number we cannot verify, we say so, rather than offering a plausible-sounding figure.

What this looks like in practice
Take a project like Coastal Haven by Prestige One: our published details, quartier, unit typologies, the 20% at reservation and 80% at handover structure, and the amenities list, come directly from Prestige One's official project page, checked on a recorded date. Where a detail such as the starting price is not yet published, our materials say so plainly rather than suggesting a range. The same standard applies across every project in our selection, from Emaar's Porto View to Sobha's SeaHaven.
Why this matters for a buyer overseas
If you cannot visit a site or a sales office in person, the source behind a figure is the closest thing you have to a physical inspection. A number traceable to a developer's official page or a DLD register carries a different weight than one repeated verbally by a sales agent, and knowing the difference protects you before you commit any funds. Read our guide on what DLD registers for how the public registration system works alongside a developer's own disclosures.
Ask us directly, before you rely on any figure we share, where it comes from and when it was last checked. Send your question on WhatsApp at +971 52 776 1939 or write to sales@orvenproperties.com, and we will point you to the exact source.
FAQ
Does Orven verify prices that are not yet published? No. If a starting price is not on the developer's official page, we mark it "on request" and confirm the current figure with the developer directly once you are considering a specific unit.
Can Orven guarantee a rental yield or resale value? No. These depend on market conditions at the time of letting or selling and cannot be stated as fact in advance; any figure presented that way should be treated with caution regardless of who states it.
How often is project information rechecked? We recheck a project's published details whenever a buyer is actively considering it, and note the verification date so you know how current the information is.
Can I verify a project's registration myself? Yes. The DLD's Project Status Enquiry service is public, and we encourage every buyer to run this check independently before reserving, alongside whatever we confirm on our end.
