How much does an apartment cost in Dubai?

A developer-published starting price exists for only three projects in the Orven selection today. For every other project, the current price list is confirmed by your advisor once you tell us what you are looking for.

There is no single answer, because Dubai does not have one market price for "an apartment". Today, only three projects in the Orven selection carry a developer-published starting price: Fior 1 from AED 2.2 million, Porto View from AED 1.93 million, and The Grove at Sobha Sanctuary from AED 9.33 million, each marked by the developer as subject to confirmation on current units and availability. For every other project we work with, the current price list is not public, and your advisor confirms it once you tell us what you are looking for.

What the three published starting prices cover

Fior 1 and Porto View are both Emaar developments at Rashid Yachts & Marina, offering one- to three-bedroom apartments (Porto View also has three-bedroom townhouses); their published prices apply to the smallest available unit type at the time the developer listed it. The Grove is a different kind of product entirely: four- to six-bedroom estate villas within Sobha Sanctuary in Dubailand, which explains the gap between its starting price and the two apartment projects. A starting price is normally set on the smallest, most affordable layout in a launch; larger units, higher floors and better views cost more, and none of that detail is public beyond what the developer itself has released.

Why most projects do not show a price at all

Off-plan developers release inventory in phases and revise price lists as a project sells, so a number published today can be outdated within weeks. For projects like Hilton Residences, Coastal Haven or Sanctuary Residences, we do not publish a price precisely because doing so risks quoting you something the developer has already changed. Our guide on the minimum budget to buy off-plan in Dubai explains how to think about budget ranges before a specific price list is in hand.

What adds to the sticker price

Whatever price a developer quotes, budget separately for the Dubai Land Department registration fee of 4% of the price, plus a fixed Oqood registration fee for off-plan purchases confirmed in your contract, and, later, service charges once the building is handed over. Our guide on Dubai property purchase costs breaks down exactly what sits on top of the unit price.

How to get a real number for your project

Tell your advisor your budget range, preferred district and the typology you want, whether a studio, a one-bedroom, or a family villa, and we check the current, available price list directly against the developer. Write to us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com and we come back with figures for units that actually exist today, not an outdated listing.

FAQ

Are the Fior 1, Porto View and The Grove prices guaranteed? No, they are developer-advertised starting prices, marked as subject to confirmation. Current units and prices need to be checked before you commit.

Why don't other projects in the selection show a price? Because off-plan price lists change as units sell, publishing a number risks being wrong within weeks. Your advisor checks the live list for you.

Can Orven get me a lower price than what is published? Pricing is set by the developer, not by Orven. What your advisor can do is confirm current availability and any release-specific terms.

Does a starting price include DLD and Oqood fees? No, those are additional. Budget separately for the 4% DLD registration fee and the fixed Oqood fee confirmed in your contract.
