How do I receive rental income from my Dubai property while living abroad?

Rent is typically paid into a UAE bank account and transferred to you from there, or paid directly to your own account depending on your arrangement with the tenant or manager. What your own country taxes on that income is a separate question for a local adviser.

Rent is usually paid into a UAE bank account, either yours or your property manager's, and then transferred to you in your country of residence through your bank's standard international transfer process. Whether the income is taxed once it reaches you depends entirely on your own country's tax rules, not on anything specific to Dubai, so this needs checking with a tax adviser where you live.

How rent typically reaches you

If you use a property manager, rent is usually collected into an account they hold or into your own UAE account, then transferred to you on an agreed schedule, minus management fees deducted per your agreement. If you manage the tenancy yourself, the tenant pays rent directly into whichever account you specify, which may or may not be a UAE account depending on your own banking setup. Our guide on whether you need a UAE bank account covers when holding one locally is useful versus optional.

What determines whether you owe tax on it

There is no personal income tax on rental income in the UAE for individuals. What your own country of tax residence does with that income once it reaches you is a separate matter, and many countries tax residents on worldwide income including foreign rental income. This is genuinely specific to your residency status and cannot be answered generally here; check with a tax adviser in your own country before assuming the UAE side is the whole picture.

Moving the money itself

International transfers between a UAE account and your home country follow your bank's standard process for cross-border transfers, and any fees or exchange rate applied are set by your bank, not by us. Our guide on sending money to Dubai for a property purchase covers the reverse direction, moving funds into Dubai, using the same principle: confirm the process and any cost with your own bank before relying on assumptions.

What Orven can help arrange

We can point you toward property managers who structure rent collection and transfer in a way that suits owners abroad, and we are transparent about what falls outside our role, specifically tax advice on your home country. FAQ

Is my Dubai rental income tax-free everywhere? It is not personally taxed in the UAE, but your own country of tax residence may tax worldwide income; confirm with a local tax adviser.

Who deducts management fees before I receive rent? Your property manager deducts agreed fees before transferring the balance to you, as set out in your management agreement.

Can rent be paid directly into my foreign bank account? Yes, this is possible depending on your arrangement with the tenant or manager, subject to your own bank's process for receiving international payments.
