Dubai vs other markets: what a European investor is actually comparing

An investor from Paris, Berlin, Madrid or London weighing Dubai against a domestic purchase is comparing structural conditions, tax treatment, currency and access, not a single figure on price or yield that nobody can responsibly publish.

An investor based in Paris, Berlin, Madrid, London or another European city rarely compares Dubai to nothing. The comparison is almost always with a domestic purchase, a second home somewhere already familiar, or simply a bank account earning little. This guide sets out the structural points that comparison actually turns on, fiscal treatment, currency, ownership structure and process, without a single comparative figure on price or return, because Orven does not have one to publish responsibly.

The tax starting point is genuinely different

Most European markets tax rental income directly, at source or through annual declaration, and many also tax capital gains on a property sale at rates set nationally. In the UAE, individuals pay no personal income tax on rental income and no capital gains tax on a property sale; this is the legal position in the UAE today, not a promotional claim. It does not cancel your tax obligations at home: your own country's rules on foreign income and any treaty it has with the UAE still apply to you, and that question sits with a tax adviser in your own country, not with Orven. What can be said plainly is that the starting point on the Dubai side is simpler than in most of the markets a European investor already knows.

A currency question most domestic purchases do not raise

A property bought in euros stays in euros; a property bought in Dubai is priced in dirhams, pegged to the US dollar at a fixed rate of 3.6725. For an investor whose savings and income already sit mostly in euros, holding an asset priced in a currency tied to the dollar is a different kind of exposure than holding two assets in the same currency zone, independently of what either asset is worth. This is a diversification question, not a signal that one currency will outperform the other; a financial adviser familiar with your own situation is better placed to weigh it than a property guide.

Full ownership in designated zones, verified independently

Freehold ownership for foreign buyers in Dubai applies in designated zones set by the Dubai government, giving full title rather than a leasehold or a structure requiring a local partner. This is a different ownership model from some markets outside Europe, though it is close to standard full ownership within most of Europe itself; the distinction that matters more for a European buyer is less about ownership form and more about the escrow-based payment protection described below, and about process. Our guide on whether foreigners can buy freehold property in Dubai sets out which zones this applies to and what it means in practice.

Payment protection you can verify without asking anyone

Off-plan payments on a registered Dubai project are held in an escrow account controlled by the Dubai Land Department, released to the developer against verified construction progress rather than paid directly to the developer up front. The DLD's own Project Status Enquiry service lets you check a project's registered status independently, without relying on a developer's own claims. A domestic off-plan purchase in parts of Europe may or may not have an equivalent independent verification mechanism; that is worth checking against whatever you are comparing Dubai to, rather than assumed either way.

A remote process built for someone who is not relocating

Most European investors looking at Dubai are not planning to move there; they want an asset, sometimes a pied-à-terre, rarely a primary residence. The purchase process, reservation, the sale agreement, Oqood registration for off-plan and payment through escrow, is built to be completed remotely, in English or French, without requiring your presence in Dubai at any stage before you choose to visit. Our guide on Dubai vs other markets for African investors walks through the same structural points from a different reader's starting position, and the comparison holds for a European investor just as much.

What this comparison does not claim

Nothing above says Dubai outperforms Paris, Berlin or London on price or return; Orven does not have that figure and would not publish it even if it did. The comparison is structural: tax treatment, currency exposure, ownership model and a remote, escrow-protected process. Those are the points worth weighing against your specific situation, not a headline yield nobody can honestly promise on an unbuilt unit.

FAQ

Is Dubai property a better investment than property in my own European country? There is no honest single answer; it depends on your own market, currency exposure and goals. This guide compares structural conditions, not returns, which Orven does not estimate or promise.

Does the no-tax position in the UAE mean I owe no tax at all on Dubai rental income? No. The UAE itself does not tax rental income or capital gains for individuals, but your own country's tax rules on foreign income may still apply; check with a tax adviser at home.

Is freehold ownership in Dubai the same as owning property outright in Europe? In the designated freehold zones, yes, it gives full title to foreign buyers, broadly comparable to standard ownership in most European markets, rather than a leasehold or a structure requiring a local partner.

Do I need to visit Dubai to compare it seriously to a market I already know? No. The purchase process is designed to be completed remotely from reservation to title deed, so you can evaluate the contract and payment plan before deciding whether to visit at all.
