Can I rent out my unit before the title deed is issued?

It depends on the stage you are at, Oqood registration or a completed handover, and on Ejari and the developer's own rules. Confirm your specific project's position before assuming either way.

Whether you can rent out a unit before the title deed is issued depends on which stage you are at and on the specific project's own rules, not on a single answer that applies everywhere. A unit still under Oqood registration, before construction is complete, is in a different position from a unit that has been handed over but where the title deed registration is still being finalised, and the two should not be assumed to work the same way.

Oqood registration is not the same as a completed, rentable unit

Oqood is the registration that applies to an off-plan unit before construction is finished, confirming your contractual interest in the unit with the Dubai Land Department while the building itself does not yet exist to be occupied or rented. A unit registered under Oqood, by definition, is not a finished physical space, so the question of renting it out does not usually arise at this stage; it becomes relevant once the building is complete and the unit is physically ready to be occupied.

After handover, before the title deed is finalised

Once a unit is handed over, there can be a period where the physical unit is ready but the title deed registration is still being processed. Whether you can rent it out during that window depends on the developer's own position and on what Ejari, Dubai's official tenancy registration system, requires at that stage; this is not standardised across every project, and it should be confirmed directly rather than assumed from another project's experience. Our guide on what Ejari is in Dubai explains what Ejari registration itself requires once you do have a tenant ready to move in.

What to confirm with your developer and adviser

Before assuming you can or cannot rent out a unit at a given stage, confirm with the developer what documentation they require before a tenancy can be registered through Ejari, and whether that documentation is available before the formal title deed is issued. Our guide on renting out your off-plan unit after handover walks through the general sequence from handover to a registered tenancy, which helps frame where the title deed question fits into that timeline for most projects.

Why this is not a single yes-or-no answer

Dubai's property registration involves several distinct steps, Oqood, handover, and title deed issuance, and a developer's own internal process for each of them does not move at the same pace project to project. Treating "can I rent this out" as a single universal rule rather than a question tied to your specific project's documentation at this specific stage is the most common way an owner runs into an avoidable delay.

Confirm your specific project's stage with an adviser

If you want to know exactly where your unit stands and whether you can begin the rental process now, message Orven on WhatsApp at +971 52 776 1939 or write to sales@orvenproperties.com with your project and handover date, and an adviser will confirm what is required at your specific stage. FAQ

Can I rent out a unit that is still under Oqood registration? Not meaningfully, since a unit under Oqood registration is not yet a completed, occupiable space. The question becomes relevant once the building is finished and handed over.

Is there a standard waiting period between handover and being able to rent out a unit? No single standard period applies across every project. It depends on the developer's process and on what Ejari requires at that stage for your specific project.

Does Ejari registration require a final title deed? Requirements vary and should be confirmed with the developer and through Ejari directly for your specific project, rather than assumed from another project's process.

Who can confirm exactly where my unit stands? Your developer and your Orven adviser can confirm the current stage of your specific unit and what is required before a tenancy can be registered.
