Buying property in Dubai from Uganda: a remote-purchase guide
How an investor based in Kampala reserves, funds and registers an off-plan Dubai apartment from Uganda, with FAUCHON Résidences, Sanctuary Residences and Golf Residences as examples.

Why a Kampala investor looks at Dubai
Kampala's business community, from the city centre to the newer office developments around Nakasero, has watched a steady flow of East African capital move toward Dubai over the past decade, alongside Kenya and Tanzania. Individuals pay no local tax on rental income or capital gains in the UAE, and every off-plan payment sits in an escrow account controlled by the Dubai Land Department, released only against verified construction progress rather than a developer's word.
A reservation at FAUCHON Résidences by Prestige One, in Jumeirah Garden City, opens at 20% of the price, with 40% during construction and 40% at handover, close to DIFC and City Walk. The process runs remotely, in English, with the reservation and sale agreement signed online.
Six steps from Uganda to the title deed
- Set the total budget. Unit price, the 4% DLD registration fee, developer administrative charges and Oqood registration, priced in dirhams by your Orven adviser.
- Choose the project. A central, Parisian-inspired address suits a buyer wanting a compact footprint; a larger, golf-course-facing home suits a family wanting more space.
- Reserve electronically. The reservation form and sale agreement are signed online with a copy of your Ugandan passport.
- Transfer the deposit. The payment leaves your Kampala bank and lands in the project's escrow account at a UAE bank, held under DLD control.
- Register on Oqood. The Dubai Land Department records your unit against the developer's title.
- Track construction. The DLD's Project Status Enquiry service shows verified progress until the title deed is issued in your name.
Sending the transfer from Kampala
Stanbic Bank Uganda, Standard Chartered Uganda and Centenary Bank all process outbound international transfers. A first payment to a new beneficiary in the UAE typically triggers standard compliance checks: a valid passport, proof of address, the signed sale agreement showing the escrow account, and a short explanation of the source of funds. Confirm with your bank in advance which documents and Bank of Uganda requirements apply to your transfer.
Costs, tax and the time difference
| Cost | Detail |
|---|---|
| DLD registration fee | 4% of the price |
| Oqood registration | fixed fee, confirmed in the contract |
| Developer administrative fees | depends on the project |
| Transfer charges | depends on your bank |
Orven charges the buyer no commission; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). What Uganda expects on income or assets held abroad is a question for a tax adviser in Kampala, since it depends on your personal tax residence. Uganda sits one hour behind Dubai, close enough that a single working day covers both sides of a call with your adviser.

Send your budget and your objective to WhatsApp +971 52 776 1939 or sales@orvenproperties.com. An adviser replies with units actually available and a confirmed payment schedule.
What happens once you reserve
Once your deposit clears in the project's escrow account, the Dubai Land Department records the unit against the developer's title through Oqood, and your adviser takes over the rest of the schedule: a reminder ahead of each instalment, construction progress checked against the DLD's public registry, and a direct WhatsApp line for anything specific to your file. Nothing about the process requires a trip to Dubai, though a visit can be arranged at any point before handover.
A Kampala-based buyer comparing a central apartment against a larger family home often asks which holds its value better over time. Both answer different needs rather than competing directly: a central, branded address usually draws tenants faster, while a larger home suits a family planning to use the property themselves, and your adviser can walk through both against your own objective.
FAQ
Do I need to visit Dubai before reserving from Uganda? No. The reservation, sale agreement and escrow payment can all be completed remotely, with a copy of your passport and an electronic signature.
Can a Ugandan buyer get financing from a UAE bank? Some non-residents qualify, subject to the lender's approval and a valuation of the unit.
Does the purchase support a Golden Visa application? A property worth AED 2 million or more, alone or combined with other units, can support an application under conditions set by the authorities.
Is the 20% reservation payment refundable? Cancellation terms follow the developer's sale agreement and Dubai's off-plan regulations. Ask for the written terms before paying anything.
Why do construction and handover split differently across these three projects? Each developer sets its own schedule to match its own construction funding; your adviser confirms the exact percentages and dates in the sale agreement before you reserve.
